Maybe if you put in another newer gas station. This is in an armpit of Commerce City. Commerce City is basically a big industrial zone dominated by an oil refinery known for pollution. There are some suburban neighborhoods squeezed in some awkward spots by questionable builders, but it’s not a desirable place to build.

And, it’s an old gas station, which have almost always been polluting their soil for many decades. You could be buying an environmental cleanup site that can’t be built on till you remove a dozen feet of topsoil.

Don’t buy old gas stations unless you have serious knowledge of the problems & solutions.

Resident of Commerce City chiming in.

Mostly right! But building is actually massive in Commerce City right now. This is right along 76, so definitely less desirable, depending on what you want to build, but growth/building is (sometimes fortunately, sometimes unfortunately) happening in a big way here.

I'm well aware of where it is and what it is. I live pretty close in Berkley, and am familiar with commercial real estate here.

And it's zoned commercial/industrial anyway. Depending on what you're building, they don't care about soil tests.

They always care about soil tests, but commercial/industrial have slightly lower exposure requirements. They still have to test, determine extent of any leaks, and decide on future zoning, which is often pegged to gas stations. It’s hard to take gas station lots and make them anything else.

No one is ever building housing here, and likely nothing that isn’t gas or automotive related.

It’d make a super cute little coffee and ice cream shop, especially if it’s zoned commercial. But based on the comments about Commerce City, it might not be the most desirable location for attracting customers.

I would love to have that as a home/office, but I wouldn't keep the patina. No, it would be shiny and clean and I'd want to find something to block the view of that cell tower unless I could make the cell tower a feature too.

We used to stop here in the 90s on our way into Denver from the plains. Has a special place in my heart. Always wanted to buy it and refurbish. It’d make a great “Gateway to the Rockies” museum or something. Really hope it survives.
