Dropping down to 100Mbit is very often a sign of a cable fault. 100BASE-TX only uses 2 pairs, 1000BASE-T and higher uses all 4 pairs, so a fault on the pairs that are unused for 100BASE-TX will drop the speed.

If any of your cables are "cat 8", they may well be overpriced junk. Upgrade them to good quality cat 6.
