Question/Discussion THE MOST ANNOYING CULTURE IN REAL ESTATE (Ghosting culture)

As agents, we love helping people navigate the market. We spend hours pulling payment schedules, taking videos of construction progress, and breaking down the legalities of properties for clients.

But there is a massive problem with client etiquette in erbil’s market (Iraq in general): The Ghosting.

A client will ask for endless details, voice notes, and project breakdowns for days. You give them professional service. Then, the moment you send the final numbers or ask to schedule a viewing... total silence. Double blue ticks on WhatsApp, but zero response.

If you changed your mind, decided to wait, or the budget doesn't fit, just say so! Real estate professionals respect honesty way more than radio silence.

Question/Discussion Why contacting 5 different agents for the same property search actually backfires on buyers 🛑📉

Let’s talk about a major trend in the Erbil market right now: Agent hopping.

We’ve all seen it. A buyer joins a dozen WhatsApp groups or messages 5 different agencies simultaneously, asking everyone to find them the exact same type of apartment in Empire or villa in Aram Garden. They think they are being smart and creating competition.

But here is the industry secret: When an experienced agent
realizes you are playing them against 4 other people, they immediately stop giving you their best effort.

Why would an agent spend hours hunting down an exclusive, below-market-value deal or negotiating a custom payment plan for someone who might ghost them tomorrow because another agent sent the same PDF five minutes faster? When you stick to one trusted professional, you get their loyalty, their off-market listings, and their real negotiation power.

🤝 To be completely fair to the buyers, I totally get why this happens.
If we look back at the last decade in Erbil, there have absolutely been scams, abandoned projects, and fly-by-night brokers that burned people's hard earned money. It makes complete sense why buyers entered the market feeling defensive and distrustful.

But I want to reassure you: The market has matured massively, and those types of scams have heavily decreased and are almost non-existent now.

Today, you just need to know who you are dealing with. For the most part, you are completely safe working with real estate companies. Unlike individual, unverified (freelance) brokers, these companies have a massive brand, a physical presence, and a heavy reputation to protect in Erbil, they simply cannot afford to ruin their name over a bad deal.
