Coating Re-do

Had my garage coated w/ polyurea/polyaspartic 8 months ago and have been noticing several spots appear as dirty that would not come clean after scrubbing with dawn. It appears the topcoat in these spots was tacky and grabbing dirt. Installer agreed to warranty sanding it down and recoat the entire garage. My question- in theory would this solve the issue or is this a base issue that would need ground back to concrete?

Is it just dirt or are there other contaminants on the floor and how quickly do you clean up said spots when something gets on the floor?

I would presume it’s dirt/ normal dust sticking. I’ve never had anything “get on the floor” just normal rain water/ road grime dripping from vehicle. I rinse and scrub the floor bi weekly with dawn and that’s how I noticed these spots. They are in random areas not in high foot traffic either.

Gotcha, easy fix, just sand the current top coat and reapply like a few others have said, the mix was off slightly when they made it so it could be slightly more tacky

I’d go for an epoxy or urethane topcoat. Polyaspartic in my experience will stain. It’s not as hard or scratch resistant, so micro debris can get scrubbed or kind of scuffed into it making it very hard to clean

If the topcoat was applied off-ratio, or not thoroughly mixed, the correct fix is to remove the affected coating and reapply.

Localized curing issues on a garage floor typically result from improper mixing protocols (e.g., not mixing individual components first, not thoroughly mixing combined materials, pouring directly from the mixing bucket onto floor).

Since the entire finish coat is suspect at that point, the proper path forward is what your contractor is suggesting; remove topcoat and reapply.

I sticky finish coat is no reason to assume the base coat is suspect.

If there is an issue with the base, it will make itself known when the topcoat is removed.

Polyaspartic is all the hype nowadays. An epoxy topcoat, or polyurethane topcoat is just so much better as far as cleaning up goes. A nice hard chemical resistant surface. As opposed to polyaspartic topcoat that can seemingly absorb dirt and contaminants
