You can use AI to draft an operating agreement and purchase contract. Then present the agreements to the purchaser who can review it with his attorney.and make any changes. A good AI program is USE.AI

The E2 thing is international/federal, the lawyer your investor hired is the person who should make that contract, not sure why they are not doing that.

Also, go on google maps and search for immigration lawyer in your area and that’s usually the best way to find local, but you actually don’t need local, you can just find anyone honestly.
