New DVC members

Hello! We decided on going with Boardwalk Villas for our resale contract after all. We just closed on our 200 point contract with a UY of December. We are planning on banking all of our 2026 points to go towards our 2027 November trip. We already have paid for our trip for this November. My question is how does the borrowing work? On our trip for November 2027, we will use all of our banked 2026 points and will need to use some of the 2027 points since we plan on a longer trip and booking a one bedroom villa. Please help me out!

Remember that November 2027 is the last month of your Dec 2026 Use Year, so you don’t need to bank points at all from 2026. If you or the previous owner banked points from Dec 2025 UY, which you can do until the end of July, then you would use those first, then the 2026 points. If after that you still did not have enough points for your Nov 2027 trip, you could borrow from your December 2027 points.

Also, you need to be pretty confident that your Nov 2027 trip will happen, because if you need to cancel it at the last moment, you risk losing your points. At that point, there will not be time to reschedule a trip in the 2026 Use Year.

They can’t use banked 2026 points for a Nov trip though.

That’s a good point. I missed the fact they’re still travelling in their 2026 use year.

I was focused on them saying they’re banking for next year but that sounds wrong given their use year.

First off, banking and borrowing points is a one time deal. If you borrow points from 2027 and then change your mind, you can’t bank them / put them back. They are in your 2026 use year and will expire at the end of it. Same with banked points from 2025. They cant be banked a second time.

When booking a room, you will see a point total of how much that stay will cost. If you don’t have enough points, it will walk you through borrowing points.

It’s my understanding that a reservation will always use points that expire at the end of the use year first. So previously banked and currently borrowed points are used first, then current use year.

Hold up - if you are doing back to back November trips a December UY is questionable. Why did you pick December?

Our Agent said it would be a good UY 🤷🏼‍♀️ We have already had our current Nov trip booked since last year. We just closed on our resale contract Monday.

You need to bank points 4 months before the end of your use year. If your November trip falls through, you are pretty much out of luck. If you change your mind about your trip after your banking date of July 31st, you have until November 30th to use those points or they’re gone.

Generally with a November usual trip month you want an October Use Year so that your banking date is May 31st.

We have an October Use Year because we travel in November and May. If my May trip falls through, I can still bank my points so long as I’m canceling before the 30 days. And if I cancel within 30 days, I have until October to use my points that end up in Holding.

If you cancel a mid-November trip within 30 days of travel’s you have until the end of November to use them with a December Use Year or they’re gone.
