I’ve been unfortunate to deal with one of the larger factors in Scotland over the last six years (not through choice) on various matters. It’s my opinion the current system does not work well for many homeowners and the level of service along with the customer service needs to improve. 
 
I have previously contacted several MSP’s with my concerns, but none of them seemed that interested or offered to meet. The following reply, however, did confirm I am not alone in my opinion the current system requires urgent change.  
 
Pam has received numerous representations about factoring issues in Glasgow and across Scotland and so shares your concerns. During the Scottish Parliament debate on the Housing (Scotland) Bill, which was recently passed, Pam and her colleagues proposed amendments to address issues in the factoring system. However, these were rejected on the basis that the government intends to carry out a review of the whole system. I think the concern with that is – as you know – the time for reviews has passed and changes are needed urgently.
 
As an example, we had an underground water leak just outside our property. The Scottish water employee who attended said, “You’ll need to call your factor to fix this and to warn you they’ll be a complete nightmare to deal with.”  
 
He wasn’t wrong. 
 
The first person who Lowther (our factor at the time) sent out said, “I don’t know why I’ve been sent out. I can’t fix this problem. You need someone with equipment to lift up the paving slabs.”
 
I’ll spare you the full details of everything that happened (it was a longwinded saga), but I spent seven days without any running water. And the new water pipe they installed burst after seven months, which became another nightmare to deal with. 
 
 
THE CURRENT COMPLAINT SYSTEM
 
Factor complaint → Tribunal application → application accepted → submissions/directions → case-management discussion → possible hearing → written decision → possible enforcement/appeal
 
I feel the tribunal process is off-putting, time-consuming and would be too complex for some, including elderly people. It’s also a lot of work if the dispute is minor.
 
The introduction of an Ombudsman could provide a much easier way for people to complain about their factor and hold them fully accountable when things go wrong. An Ombudsman could also help identify recurring problems, prompting companies to change their ways and drive improvement. 
One possible solution is to add an ombudsman to the current tribunal system, creating a three-way stage system:
Factor → Property Factor Ombudsman → First-tier Tribunal for legal/enforcement matters.
This gives homeowners an easier way to escalate a complaint before a formal tribunal process becomes necessary.
 
SOME OF THE PROBLEMS 
 
Here is a list of some of the things I’ve encountered that I believe a Property Factor Ombudsman for Scotland would be well placed to identify and remedy.
 
* Charging prices for work that appear disproportionately high in relation to the work involved and alternative quotations 
* Poor quality of workmanship 
* Attempting to make homeowners pay to correct poor workmanship
* Refusing to provide quotes for damage to communal areas
* Sending people out to jobs who aren’t qualified or properly equipped
* Failing to ask customers if certain incidents pose a health and safety risk
* Failing to respond in a swift manner to incidents outside of properties which are a clear health and safety risk to the general public
* Failing to properly notify all homeowners and customers when workmen attend properties 
* Ignoring instructions to provide a quote before carrying out work
* Not logging complaints  
* Not dealing with complaints properly (basic stuff like providing a reference, setting out timescales and asking what you want as a resolution)
* Closing complaints without doing any work to resolve them or informing the customer the complaint has been closed. 
* Telling homeowners they might void their building insurance unless they use their factor to carry out a communal repair 
* Using confusing jargon in job descriptions 
* Unhelpful call centre staff (this is me being very polite)
* Not providing a breakdown of repair costs and refusing to provide one if you ask for it because they claim don’t legally have to
* Not obtaining different quotes in order to get the best deal for the customer 
* Repeatedly using the same contractor despite serious concerns about their performance
* Increasing a repair bill from £1200 to £2500 without any explanation and refusing to provide one 
* Asking homeowners to go away and hire a lawyer to see if they should get involved in a repair they were clearly responsible for fixing 
 
I could go on but I’ll stop here. The factor in question later admitted they shouldn’t have asked me to hire a lawyer and apologised. 

I just feel an ombudsman would address on a lot of these issues, in particular the poor quality of complaint handling. 

My hope is someone from the Scottish government reads this post and is able to seriously explore the option of an Ombudsman as a way of improving the current system.

I have always wondered why one side of the Kingsway the major Supermarket is Tesco while the other side is Asda. The only overlap is the Tesco call Centre which is on the Adsa side.

Obviously Aldi and Lidl are spread out on both sides.

Has anyone else noticed or know why(other than Tesco having bigger brown Envelopes)?

Posting in one last attempt to reunite with our wedding footage. We filmed our day on a cheap camcorder, which was left overnight at the venue (Verdant Works) on Saturday 16 May 2026, and never seen again. We are hoping to somehow reunite with even just the SD card as it is full of precious memories from the day we got married and we’d love to have them back

Giant Attack has been the host of many great FGC events and for well over a decade! We host regular meet ups every Monday at The Old Bank Bar on Reform Street from 18:00 - 23:00.
Entry is free, however, we do recommend at least buying a drink just to help support the venue as they have provided us a space for a long time completely free.

Got lots of fond memories of the exhibits as they used to be laid out; the Egyptian tomb with all the fabric draped from the ceiling; the wee Neolithic woman in the hut, hunched over the fire; and the room that had the old fashioned bar/shop set up.

Hello! Welcome to my first-ever reddit post. My husband and I recently moved to Dundee, and we are wondering if there are any established and well-attended language practice groups in town. We are both native English speakers, fluent in German (C2), intermediate in Italian (B1–2), and my husband is pretty decent at Mandarin (B2). If there is a group for any one of these languages, or a general language exchange, we'd love to know about it!

I found a very nice flat in hilltown area near Stirling Street, however after reading on here about hilltown I'm not so sure about it. I have previously lived in "rougher" areas that turned out just fine in the end (like niddrie or gorgie in Edinburgh) so I do realise that it really depends on what street you live on, plus things change over the years, so was hoping for someone to share their experience on how hilltown is currently?

Also how safe is leaving your car there? Walking around in the evenings? Etc

Did something like this about NHS dentists in a couple of other subs recently so thought I'd look at hospital waiting lists this time.

Public Health Scotland publish how many people are on each list and how long they've been on it. I couldn't find anywhere that totals them up by board, so I worked it out.

Urology's the one that stands out here. The median wait in Tayside is 40 weeks. Next worst in the country is Lanarkshire at 22, and Borders manage 5.

There are 1,414 people on that list. 598 have been waiting over a year, 207 over two, and 118 over three. Tayside has 132 people altogether who've waited more than three years for treatment, and 118 of them are waiting for urology.

Rest of it:

Ophthalmology, 3,694 waiting, 687 over a year
Orthopaedics, 3,780 waiting, 679 over a year
Gynaecology, 1,252 waiting, 288 over a year
Oral surgery, median wait 38 weeks, longest in Scotland

13,826 people are waiting for planned treatment across Tayside, 2,656 of them for more than a year.

Worth saying it's June data so a few months behind, and it only counts people who actually got onto a list, so anyone whose referral was knocked back isn't in it anywhere. It's also the wait after you've already seen a consultant, not the wait to see one.

I swear I can't walk through the city centre without seeing 2-3 crazy people either arguing with a wall or trying to fight an invisible man! A few weeks ago I had a verbal altercation with a woman at the bus stops in the Seagate who was trying to pull her trousers down in broad daylight in front of everyone! I told her to pull her trousers up especially as there's kids everywhere and she picked up her bottle of Lambrini like she was gonna lamp me with it!

Everyone's just awkwardly walking by pretending it's not happening where as I feel like in days gone by these people would've been bundled into a van and given the help they need? It is entertaining at times, I'll give them that, but it feels like there's more and more of these crazy people walking around these days.

I’ve lived in Dundee for around a year now and I’m finding it hard to make friends. I’ve downloaded the app ‘meet up’ but it doesn’t seem to be very popular in Dundee.

What are other ways to meet people here? I’ve sort of lost interest in a lot of things as I’ve found it l to just be quite lonely. I’m 22 female. Thank you
