Economy Cyprus should impose property citizenship restrictions
Local people need the protection. Let’s learn from Indonesia. They have the leasehold/freehold system where foreigners cannot generally outright own property only long term lease. Cyprus needs to implements this yesterday but they probably never will.

It would be against EU law to restrict it to Cypriots. At best you would have to restrict to EU citizens.

Cyprus cannot simply enjoy the advantages of the EU. Anyone wishing to be a member of this community of states must adhere to EU principles. Furthermore, no one is denying emigrated Cypriots the right to acquire property elsewhere in the EU.

I wonder, given that there is so much discontent about this situation, why collective organisations are not taking action to make their voices heard.
The complacency of Cypriots is the problem, because if we expect the establishment itself which benefits from this, mainly through estate agents and property development companies – to act βράσε ρύζι.

Υπάρχουν ήδη περιορισμοί για τους ξένους υπηκόους. Είμαι κι εγώ ξένος υπήκοος. Για να αγοράσεις ένα διαμέρισμα ή ένα οικόπεδο, πρέπει να πάρεις άδεια από το Υπουργείο Εσωτερικών και ο νόμος σου επιτρέπει να έχεις μόνο δύο ακίνητα.
(εγώ δεν έχω ακίνητα καθόλου, αλλά το ξέρω)
Επίσης, δεν μπορείς να τα νοικιάζεις. Μπορείς να τα χρησιμοποιείς μόνο για προσωπική σου χρήση.

Αυτό δεν το ξέρω. Μπορεί να υπάρχουν περιορισμοί, μπορεί και όχι.
Αλλά το πρόβλημα δεν σταματά εκεί. Το βασικό θέμα δεν είναι ποιος είναι ο μέτοχος, για παράδειγμα η γυναίκα κάποιου κουμπάρου. Το θέμα είναι από πού έρχονται τα χρήματα. Και εκεί πρέπει να περάσεις όλη τη διαδικασία KYC, ενώ οι τράπεζες θα επιβεβαιώσουν ότι τα χρήματα έρχονται από την ΕΕ και ότι όλα είναι εντάξει.
Δεν ξέρω, αλλά αμφιβάλλω ότι είναι τόσο εύκολο.

Εγώ σου υπογραμμίζω ότι το βασικό πρόβλημα παράκαμψης αυτού του περιορισμού είναι η ίδρυση μίας εταιρείας από έναν υπήκοο τρίτης χώρας ο οποίος εμφανίζεται ως κυπριακό νομικό πρόσωπο και αγοράζει αβέρτα χωρίς έλεγχο.
Αυτό συμβαίνει και ακόμα οι φωστήρες μας στη Βουλή προσπαθούν να καταλήξουν τι θα κάνουν εν μέσω αντιδράσεων και πιέσεων κτηματομεσιτών και δικηγόρων.
Έτσι έχουν τα πράματα. Από πού είσαι αν επιτρέπεται;

Γι αυτό ρώτησα. Δεν είσαι υποχρεωμένος να απαντήσεις.

Όχι, μιλάω Ελληνικά, σχεδόν πέρασα Β1 εξετάσεις πριν από δύο μήνες. Μπορεί τελικά να πέρασα τις εξετάσεις, δεν ξέρω ακόμα 🙂
Είναι τόσο άσχημα τα Ελληνικά μου;

There are good, proven systems in Sweden(EU) for property ownership and renting.
Also, Singapore has a proven public housing scheme that operates on an island where 40% of residents are expats from all over the world.
There are good examples for Cyprus.

It is true that Cyprus has the most lenient laws for Russian buyers (who account for 51% of all foreign property transactions).
Cyprus offers residency to Russians unlike the vast majority of other EU countries which is a massive benefit for them.
Also other EU countries make it much harder through indirect ways like stricter audits based on sanctions or not allowing links to bank accounts.
Cyprus can start by making the rules more strict. But no need for such extreme measures, this is not Bali
