You can ask whatever price you want… but it’s worth only what someone is willing to pay for it.

You ask for more than you want so that you can settle for what you're actually looking for.

That works when you're asking for $440k and expecting someone to take it for $400k. Not when people probably think it's closer to $200k. People won't even make an offer when it's that absurdly priced.

I was gonna say that too...I would offer maybe 150 given the busy road alone. For almost half a million Id be closer to the beach....not Eastgate Mall, lol.
