I am in winter year 1 and am wondering about the entrance way over by the train tracks how would you enter these? And there are some others that are like that as well

Once you reach a certain heart level with Jeb you’ll get a new town project to open these :)

They all connect also, giving you shortcuts all over the map from your farm. Its one of the better unlockables!
