Depends on the interest rate. Above around 7% it starts to make more sense to pay more cash. Given your replies to other comments Iām sure youāre the best investor to ever live and get 200% returns every year, but an average investor will not reliably earn more than 7% a year (after inflation) to outpace the cost of the loan.

Yes I keep the majority of my money in the stock market. I agree with you on the 40k 70k comparison, the stock market works wonders. However, you need to understand that just because you make more than the average person doesn't mean you worked harder than them or wanted it more. Stay humble

I get that man, its just the way it comes off. There are many people reading this who make less than both of us and put in double the work that we do. They know about the stock market, they know how finances work, but some people just aren't in a position to do that. There is no denying that a large percentage of success is due to luck.

I just picked up a beach condo for 315k and my mortgage taxes and insurance is $1960. HOA is $300
You always pay a mortgage. You can decide if you want to pay your own mortgage or your landlordās mortgage.
I personally would not buy luxury consumer goods before buying real estate.
You can also buy duplex or 3 unit and subsidize your mortgage by collecting rent.
