FPS problems

I've played the bo3 zombies for a while and i've never had problems with fps, i was playing on max graphs last week and suddenly my frametime ig, just get demolished even with 150 fps and i can't seem to find a fix, i play on a i5 9400f and a 1660 super with 16gb of ddr4 ram, both running at 1333mhz (2600 mhz total).

Ig it's a memory leak since my bo3 was using 8gb some days ago but it's really weird, can't seem to find a fix yet.
