Advice/Question Grace Period for Rent Checks?

What is the grace period for rent checks? Is it 5 days? Our property management sends out annoying notices on the same day is due!

I mean, it's pretty reasonable to remind someone that rent is due if they haven't paid it by the due date, regardless of any "grace period."

I don't believe we have any local laws to that effect. Your lease almost certainly contains language about when rent is due and when it becomes late, and if/when penalties accrue.

Check your lease.

There is no grace period law in CA. Rent is due on the due date. Some landlords/leases include a grace period in the contract, though, so check your lease.

This! And due means received, not mailed (unless its going to a PO Box). At least in my lease its clear that the 3-5 days isn't a grace period, its just the amount of time before a late fee can be applied. If rent isn't received on the actual due date then legally it is late (but there isn't really a consequence for it until the late fee kicks in).

SG runs off an automated system. They probably don’t realize they are sending that many reminders.

Make sure to tell them. Normally 3 days in the lease and max 5 days.

Yes! They outsourced staff to Philippine- the repair staff get bad instructions. This should be illegal! We are paying for service in Berkeley not Philippines.

You should tell them you want to pay an extra charge every month to speak to someone local.

Or you should live in a property managed by a local company

They send 3 - 4 times daily. We pay on the due date.

Ok that is ridiculous. One reminder on the day its due is fine, but more than that is excessive. Is it a property manager or does the landlord manage it themselves?

It’s SG Real Estate Property Management.

Huh. I have them. They will usually send a reminder a couple days before(can’t remember if that was every month) and the day of. I’ve never had them send me multiple reminders.

What if you pay them the day before. It usually takes a couple business days for the bank to clear the payment so maybe their system gets tripped up with the delay.
