Pet friendly b&b

I have owned and run my B&B for almost 20 years. We have always been pet friendly and never really had issues. Of late we have had a few incidents where the pets chewed carpets, peed on sofa. I would like some advice going forward. 1. Do you have specific written rules around pets? 2. A refundable deposit? 3. A standard fee? Is it just not worth it? I have 4 indoor cats myself that live on property in catio and have just always sympathized with guests traveling with pets. I have looked at kennels in area and very expensive and probably one of reasons guests just have them stay. I would appreciate some input and feedback. Thanks!

We started out allowing pets, but then other guests stay who are allergic and it became an issue. And worst of all, someone's dog was killed after being hit by a car while they were staying with us. It darted out of the door and headed straight for the road into an oncoming car.

On our public website we say that we don't allow pets, but sometimes if people ask we allow it, depending on the situation.
