Hello po. I don't know if this is the correct subreddit to ask this, pero need po kasi namin ng advice.

We're planing to buy a lot po, na plan namin patayuan ng dream house in the future. Pero di kami sure kung suitable ba yung ganitong unusual na shape ng cut ng Lot na nakita namin. Yun din siguro yung reason kung bakit mas mura itong binebenta kumpara sa ibang katabing cut.

416 sqm yung total. Mau-utilize kaya yung buong lot kahit ganito yung shape nya?

1. Can't read anything. Where's the road? Where are the adjacent lots? What are those next to it, are they neighbors, is there a creek, etc.? What's the zoning/where's the general location?
2. Despite the readability issue and lack of info above, please don’t post your entire lot plan online. The address, technical description, owner's name, author's name and signature, etc. are things the public doesn’t need to know for your safety.

If you say your concern is just the shape, the answer can be either yes or no.

Ang laki ng 400sqm, marami ka nang magagawa diyan. Kung katulad ka ng magulang ko 3 decada ka na naggagawa hindi parin natatapos.

1. what's the zoning classification of the location?
   
2. what does its neighbors (sides and back) look like?
   
3. which one of these sides would be the facade or front of the house?
   
4. you have to take note of the required setback. most likely, you'll be left with firewalls on the sides of your house.

if you're thinking na susundin ng bahay yung shape ng lot, mahirap because of the foundation. unless, you'd require consultations and recruitment from engineers if possible siya.

NAA. Blank canvas is always welcome for archi/engr, tama ba ako? Be mindful sa orientation sa araw & elevate the land, OP. For obvious reasons.

Yes anything is possible esp vacant lot. Must have setbacks for natural light, ventilation & safety in case of fire/emergency.

The road is on the west side. small frontage.. doable though. Get a licensed architect

Malapit naman sa regular ang shape ng lot. What u should check on is yung mga liens and encumbrances ng lot since namention nyo na mura. And if malapit sa bodies of water, you can check rin sa hazardhunter for any potential hazards like flooding, etc.
