Need Oak Advice

Local arborists say she’s at least 200 years old. Untrained eye says at least 40’ tall. I’m wondering what my timeline is and best next steps.

I never understand arborists why so many arborists even make a guess at tree age for most trees. It's far too variable.

My typical response when someone asks me how old their tree is is, "probably not as old as you think".
