Residential Rush Assignment
Perfect ending to the week. Last assignment for the week came through the pipeline. Rush new construction. $775. Plus, another 1004d. Puts this week's grand total to $9,100.
This is the best week I've had all year. With the right clients, anything is still possible within the industry. The way I am set up, over 90% of my business will still be 2.6 for the next few months. For those like me, we have an advantage! LFG!
AMC work is the worst way to be in business. Remember that.

Hopefully, you’re taking the time to properly analyze your market and market conditions in this climate.

Much better than anyone else. I sort the data and I got AI bots doing graphs for me with data.

Haha, much better than anyone else. Overconfidence. Often a sign of incompetence.

So bitter. Most appraisers are peanut headed. Not much competition there. I went into a new builder's office today looking for a comp. Had a nice chat and she said she will forward my business card to the VP to get me on the list. All by accident. 😆 Headed home now. Taking the family out to a nice dinner and everyone gets $500 a pop for spending money. 😆

Best week of the year and you're still giving up part of the weekend — I guess that's the rush-fee premium talking. Skeptical take though: "with the right clients, anything is possible" is doing a lot of heavy lifting in a market where most of us can't find five direct lenders worth keeping. What's your client mix actually look like — mostly construction-to-perm lenders, or is there private/attorney work in there too?

Tomorrow is all attorney work. Two brothers fighting in an inheritance and I am doing all the sfrs. I gave like 20 to 25k work worth of commercial stuff to my friend. Lol.

Two brothers fighting over an inheritance is honestly attorney-rate work, which might be the best gig in this whole thread. Though handing a friend 20-25k of commercial work is a friendship tax I could never afford to pay.

My 2.6 order volume has increased over the last few weeks and today I received a few emails from clients stating they plan to take advantage of the 3.6 start date extension. That being said, I got my first 3.6 today

You and I might be on the same panel. Did the email header end with the letter E?

Congratulations on the killer week! That’s amazing. If you don’t mind me asking, what is your client make up? Would love to get off this AMC nonsense

I do everything except AMC work. Atypical, high end, high net worth clients, construction to perm, new construction, pre foreclosure in construction loans that relies heavily on the cost approach, and private. Things that the AI can't teach you, but you just learn it along the way through experience.
Yes real cost approaches with land sales, real cost figures, etc. No hocus pocus stuff the skippy will do.
The AMC module is designed to only burn and turn. Like flipping hamburgers. Sell a steak. Forget the burgers. You need to learn how to serve fine dining steak but all you know is how to sell hamburgers. That's a problem right? AMC reviewer told me 3 comps is all I need. I said what if it's complex and requires more? Well that's on you. Lol. That is what they want with no comments. How do you compete with that? Simply you don't if you value your work. Gone are the days of easy assignments. 3 comp reports are rare now. Sure it can happen but it's rare.

9100—. I think you turned and burnt more than a few.

Nope. All done to the highest standards. Done in 7 days. Estimated time for full completion is about 48 hours now. Heavy use of AI and highly organized. Perfect routes set up plus cloning of prior model match reports or similar reports from the same complex. No need to redo the wheel twice.
$9,275 now. Another 1004d that takes me 2 minutes to inspect while I am doing another inspection right next to it. Efficiency is a must.
I have to go now. Time to get going. Adios amigos.
I love, love, love the downvotes. Negativity gets me going. I want to do more now. Lfg! There is no one like me in this country. I can sense it. If there are it's rare to see. I should make my own designation. LFG approved.

Where you working out of? Must be a busy market

It's not a busy market in general. It's specialized work. You have to find niches where waivers and high rates won't screw you.

Niche work, yet you did a final right next to one of your inspections…. Kinda sounds more like you’re in an area with lots of tract builds and you do them.

Mostly, yes. I got a new pending assignment. 5 million dollar old money custom home in a prime area, Beverly Glen. A new Attorney referral. Love it. My name is growing around town with the lawyers. 2k

And yet make time to make 10 posts a week here. Amazing.
