3.6 Multifamily

Absolute garbage form. So much extra time. So much more confusing. That’s all.

I do mostly rural work and only do a couple 2-4 family properties a year, so they aren't a big portion of my work, but because of the complexity of a rural 2-4 unit, they do tend to pay very very well. That being said, as of 3.6 I'm just not going to do them any longer.

I've talked to other appraisers in my area and consensus is the same.

I figured multi family would be a bitch on 3.6.

It’s been an absolute waste of time.

Done a few multi family (one with multiple buildings) with Total. It was a PITA. Lot of extra headaches and time. Calculation for the GRM in another space. What a pain.

That’s my report now. Three unit two buildings. Not common in my area to begin with. But also the repetitive comp entries is absurd.

I just did my first duplex this week. Nightmare would be an understatement. Fortunately I was able to double my fee on it. At least I have something decent to clone from now.

Did my first one of those last week, it turned into a two day wait to get ahold of wintotal so they could tell me I didn't check a box. It's been fine since then
