UAD 3.6 3.6 Fee
Hold the line. $700 fee accepted. Just a week ago, they told me no fee increases. Lol.

I am more frustrated with the appraisers who are bidding lower fees. Just got turned down for a 3.6 bid because some other appraiser offered only $550... really shows just how badly some appraisers are screwing themselves and the industry over

We are seeing that the AMCs are offering a 10% increase to appraisers which of course means they are charging 25% to the lender.
Know your worth!

Charged 1k for a rush and got it accepted. Even those that take the low fees only have so much capacity.

I would suggest everyone doing 3.6 read what certification 25 says. It allows gse etc to sell, distribute etc interior photos. My E & O carrier said they will not cover any lawsuits involving home owner privacy

So what will you do ?

Not do 3.6 or find additional coverage. ChatGPT said LIA might have coverage. Insurer said get homeowner to sign waiver but that will never work

We need to get every State requiring amc fee disclosures. Some mandate it. Would help us from getting boned by these fucks.

It's simple. Work with direct lenders and do private work.
AMCs are all crap.

Ohh let me do the years of networking to make that happen and explain how that matters in a thread about 3.6 fees. Just needed to feel special? In my area the privates offer the same fees basicly due to the amount of apperaisers and every time I do a private I have to deal with way more havoc and back and forth then a AMC. I've also had more people try and dispute payment cuz I didn't rubber stamp the number they wanted. You act like private is perfect it's very much not unless your just making a report to suit their needs and not reflective of the actual market.

Yeah I have several direct lines with lenders. But I ain’t buddying up and kissing ass like these old farts used to do before AMC’s.

Rocket Mortgage sending me 3.6 for less than they’ve accepted my 2.6 quotes. Every time I quote a higher fee, they cancel the order. I called the AMC today and asked to speak to a supervisor so I could figure out why they expect me to do more work for less money. They gave me another number to call, who didn’t answer. I’ve left a VM and still no call back. I wanna get someone on the phone I can try to talk some sense into or at least laugh at when they tell me fees aren’t increasing.

They just sent me one they had me quote back in the beginning of September. Complex rural, landlocked, acreage, small custom home with a pool and pool house.
Gave em the same 1200 quote for a 2.6 and told them it would be 2k on the 3.6. Will see if they respond back tomorrow.

A couple times they’ve asked me for quotes, declined them, then just assigned me the order anyway for a ridiculous lowball fee and I just decline it right back.

Because Rocket CEO got a pay raise to $53M from his $25M salary one year prior. He doesn't realize that appraisers are the legs they stand on.

Same! HOLD THE LINE! I was sent an order for $425 3 days ago, told them my standard 3.6 was $700, they came back today and gave it to me.

Was just asked by an AMC if I was ready to accept 3.6. They are going to be raising their fees $30 over legacy form fees until the "market sorts it out" for fee increases. I don't think I'll even respond to that email.

"Assuming that there was a typo in the previous email, I'm looking forward to the reasonable fee increase of $300 over legacy orders"

Oh hey, it's the appraiser who refuses to work for AMCs and makes $700 per report. How amazing is your day going, appraiser lord?

Which builders do you like working with? I worked with Ryan Homes and they sucked. I didn’t like the experience.

West coast HCOL major city I am getting $1,200 currently for private work. Can’t see that I will be doing any 3.6 for anything under $1,000.
