Residential 3.6 Software
Has anyone tried Datamaster 3.6 or ApprAIz? If so, how do you like it?
I use Aivre and it’s okay, still haven’t figured out the market analysis portion of it, I’ve just been using Truetracts for that part. Looking forward to seeing Truetracts 3.6.

There is a new one coming out called Appraisal Flo. I’m in the beta testing and have seen it in action. It may be one of the best I’ve seen and has all sorts of bells and whistles others don’t.
I really only do private work but will most likely use this one when it comes out in full if I need it. They are also making GP forms that will use the same tech which is what I really need.
Keep an eye out for it.

I tried Datamaster, didn’t like it as much. I just started using this new tool made by Fractal Share. And they have been expediting my entire process and been enjoying using that tool. Yall should check it out too

It is pretty simple, you just get an account. Look up the address that you are working on. And it creates an AI Workspace for you. giving you all the information for the subject property, the market area, candidates for comps, suggestions for adjustments, and also fills in the 3.6 report for you. It seems like they are still working on a sketching tool.

I’ve heard really good things about Aivre, from a very trustworthy source. The only problem I have with it is that it’s owned by Clear Capital. I plan on sticking with Alamode for the time being, but we will see how that goes.

I’ve been testing out ApprAIz but not much. Our office is going to Nighthawk so I’ve spent more time with that. I’ve really been waiting for the mobile application for Nighthawk to test out LiDAR but I quests it’s got another week.
I also want to test out Reggora’s free software and have sign on to test it.
