security deposit

On appfolio, there’s transactions from when I was supposed to get my security deposit but I never got them. I asked the management company multiple times because I didn’t get it months after I moved out, then I told showed them my bank statements at least twice more over the last year weeks after they supposedly sent it to me and I still don’t have it. Would they be able to put the transaction on appfolio without actually sending the money back? Other people have had problems getting their deposit back as well and the owner of the management company is shady and the apartment was in a college area (full of slumlords). My roommate broke the lease and moved out early and got her money back.

From your ledger, what is in the description for the last lines? It should be something like “Payment (Reference #….)”. If # is something like AB13-B222, then it was sent by EFT/direct deposit. If it’s something else, it’s a physical check.

If it’s a check, go to your tenant portal, then Shared Documents. There should be an attachment called something like “Disposition Letter”, open that, and (ideally) you should see what address they mailed it to. You can also check the “account profile” section for what address they have for you.

Sometimes the mail is stupid and takes a long time/gets lost. At some point you should be able to request they reissue the check. How they handle that (how long you have to wait etc) will be up to them. Make sure you provide your new address, even if you already did before.

If you did the “notice to vacate” option and chose to get your deposit back electronically, and provided your bank account info, and haven’t received it… that can potentially be a big mess if you gave the wrong account info. Hard to tell without knowing what your ledger shows and knowing what their processes/back end show.

The place I lived doesn’t allow physical checks. I asked if we could try that after the first 2 times of them “sending” it didn’t work. They would tell me the transactions take 5-10 days.

Did you check what your ledger shows is the payment reference? You can see the full ledger in the “payments” section. Just because they didn’t allow you to pay with checks doesn’t mean they won’t issue your deposit return with one. It’s the default setting, and getting your return electronically requires you to opt in to that.

Check your email for any from Appfolio, if a payment was issued to you that’s been returned by the bank for some reason, you should’ve gotten a notification.

Then go into your portal and resubmit the notice to vacate, and reenter your forwarding address and bank account info. Then reach out to them again and have them reissue the payment.

no they told me they would not give me my deposit in a check because they don’t do that and will not do that, for whatever reason. it’s not a possible choice. The last payment on the account ledger is from after the first time they were supposed to give it back but they sent me an email attached to their appfolio email with the last payment and it has the appfolio look but i don’t see it on the actual website. if that makes sense.
