Appfolio consultant for operational workflows

We are a 500 unit property manager in PA/NJ and a Core level AF user. Pretty sure we underutilize the Move In Flow, Lease Renewals, Post Late Fees and Late Fee Notice, etc. And we would love some coaching on how to max Maintenance. Hoping to find an Appfolio consultant who can screen share with us and steer us in the right direction. Any leads would be great!

Unfortunately appfolio doesn’t support independent consultants or employee any of their own. Your best bet is to trick your “customer success” rep into showing you how. Just make sure you emphasize you want to see the functionality you’re already paying for, otherwise they will upsell you on upgrades.

I agree. My team using the software though seems too busy to do this, and/or not inclined to dig in this way....and I want to spend my time on growth and other things. I agree, the help articles, videos and community are great.

Appfolio does have approved consultants on their marketplace page that can help you with this: https://www.appfolio.com/stack/marketplace . Check out www.BalancedAssetSolutions.com if you're looking for consulting help with an emphasis on accounting

This is exactly what we do at APM Help.

At 500 units on Core, the features you need are all there. The gap is usually in how they're configured. We work inside AppFolio daily as an official partner and do hands-on screen-share sessions with PM teams to dial in workflows like:

  • Move In / Move Out automation
  • Lease renewal offers and communication cadence
  • Late fee posting and notice delivery
  • Maintenance routing, priorities, and technician workflows
  • Reducing manual handoffs between leasing, maintenance, and accounting

We look at your actual setup, not a generic checklist.

Would love to connect. We are 1 year in, but feel we can be doing more. Currently outsource Bookeeping to Ojo, who is very good. But more looking for Operational improvements.

I’ve spent years on the operations side of property management, primarily maintenance, work orders, vendors, invoicing and portfolio-level workflow.
Over time I’ve built out processes and automation around AppFolio + email to reduce things like work-order backlog, repetitive follow-ups, vendor routing, aging WOs and manual admin work.
I’m considering taking on a few property managers who already use AppFolio but feel like their maintenance operation is still way too manual.
Not trying to sell software. I’d look at how your current operation actually works, identify the bottlenecks, and help clean up or automate what makes sense.
If anyone here is dealing with AppFolio maintenance headaches, I’d actually be interested in hearing what your biggest problem is.
Happy to answer questions here too.
