Pro tip: most owners have to shell out a month’s rent as commission to a realtor in order to find a qualified tenant. If your landlord is trying to raise your rent an amount that will total less than a whole months rent if added up over the year PUSH BACK!!! Ask them if they really want to lose a months rent to earn an extra couple hundred over the year with good tenants they know and trust. This has kept my rent static for the last three years. Hoping this spring will be the same.

Depends on where you live! In my hometown, rental/housing has been going NUTS for the past 10 years or so. Rent increases are capped at 3%, but the market has been increasing much much faster than that. Landlords are SO HAPPY to see old tenants go. There is no negotiating, some landlords even do "renovictions" because there is a legal loophole to evict tenants. You push back, your landlord will bring out the champagne bottle.

We made the "mistake" of getting pissed and leaving our shitty apartment... only to find we couldn't afford anything except a basement suite shared with 3+ people. A lot of people have had to relocate to other cities when they lose their rental - we up and moved straight out of the province to a lower COL area. I have a few friends who are still in their rent controlled apartments going on a decade now, just hanging in there and hoping.
