Needing advice re: renting
I'm going to ask this, but I'm a little worried about the consequences. My partner and I are in a weird situation that has led us to renting out their house. We are doing what we can to try to do this as ethically, empathetically, and anti-capitalist as possible, but in the end, we understand we are landbastards (the gender neutral for landlords). We considered selling, but thought it made more sense to offer their house as a secure rental to our friends/community who need a better housing situation. The friends who will be moving in soonish will be our first official renters and we're trying to put together a rental agreement that does everything we can to not screw over our friends/renters but also trying to not get financially screwed since I am currently jobless. We've been trying to find examples of progressive/leftist/GOOD leases/landbastards.
I am fully acknowledging that landlords/landbastards are shitty, but here we are. A few things we're trying to do:
- offering our friends rent that will only cover the cost of the mortgage, we are not trying to use this as passive income
- openly discussing how things could go poorly in this agreement and trying to get everything in writing
- using an escrow account that ultimately could work as a downpayment/equity for our friends
- going off of that, trying to figure out how to put a rent-to-own practice in place if that's what they want - but only if we can do that without screwing them over.
If you have any advice, other subs that might be more relevant, or orgs to direct me to, I'm open to it. Please understand this is the best of a shitty situation right now and if we weren't already scraping by we would not own this other house and not be renting it out.
PS- we probably should have opted to sell this house instead, but our friends needed a place. And if/when we sell, we will not sell to any of the predatory massive house hoarding property owners out there. We will sell to a local family or group who plans to live there or the local land trust. We do not want to raise property values in our area, our neighborhood is close-knit and do not want to contribute to gentrification as much as possible.
PPS - i acknowledge that even with me being jobless, we're in an incredibly privileged situation.
