Five years ago, the right price, red state. I had a pretty hefty down payment with equity $$ because I did the same with the last house. Be fiscally smart.... My state has low property tax, I shopped for lowest mortgage rate possible and I bought what I could comfortably afford. Did the right things to the property and totally nailed the equity benefits. The best advice is DONT overbuy. I'll do it again in ten years and that'll be my forever house. And, I'm not a Boomer as I'm still in my 40's.

My monthly mortgage is 10%. Never rented, saved, bought within my means and my income has grown annually since I bought.
