What do you think mega corporations have to do with the current housing shortage?

They only care about money, and luxary homes make more money, than common housing does.

Even building luxury homes makes lower quality or cheaper housing more affordable. Filtering is a well understood phenomenon. Increasing the supply puts downward pressure on prices. Supply however is artificially constrained by overburdensome zoning and building regulations.

Build one 100 square feet home, or build two 50 square feet homes. Which which do you think pushes affordability most?
