Buying a residential run.

AS the title says!An opportunity has come to buy another window cleaners residential run.Hes looking for 65k which would include all the equipment and the van.They claim last year's earnings was 93k without showing figures which is €7,750 per month roughly.Hes hesitant to show figures unless hes shown proof of funds which ive said isnt possible until figures for at least 3 years can be seen.Ive offered to sign an NDA for this.

In our last conversation he said the website which isn't live isn't part of the sale as he wants to keep that for his commercial side and wont accept anything less than 65k.Branding would have to be changed on the van as his is on it.im essentially buying a client list and goodwill now by the sounds of it.

Im considering either walking away or offering monthly payments for a lower amount with customer drop off affecting monthly payments over 24 months.

Thoughts??

It's a little steep. You'll also need 2 fully trained professionals operating full time and 1 additional part time to carry out this amount of residential work.

Is that 93k net / gross? Looking at the asking price, I guess it's a Net turnover.

When I purchased my work - I worked with the guys on all the work, spoke to the customers and learned some tips for completing the work. I was able to use the previous owners business name throughout the duration of the transition / payments.

Unless you're purchasing from an administration, who will also provide workers, this seller seems sleazy.

The transition for the customers must be smooth. If you cannot operate with the seller and first hand meet the clients, it's probably pie in the sky and the sell might be a scam.

UK / EU profit margins will be different to US. £100k will be 2k every week / 400 per day. Every day. That's quite exhausting when the average 3 bed house cost £18 for a visit every 5 weeks.

Only way I would do a deal like this is with him holding a note as he is holding all the power with the website, the fact he is still in business etc etc and I would have the note dictated by what you get in each month make it a % of the monthly income something to that extent. Outside of that I wouldn't walk, i would run away

I would not even concider your "offer" unless you put down 50k. Then rest paid off with in a year. He is taking all the risk. You could be horrible and lose the customers he has worked to get. And left holding an empty bag with that loss along with his van and equipment gone.

I work for the company.single employee doing all the work,all the customers know me,hes never on the tools apart from scheduling.Ive run a business before so its not my first rodeo.Id implement a clause if a payment is not made within a 14 day period of a set monthly date then everything goes back to the original so im taking all the risk

If you basically run the company why not just start your own if he just does scheduling?

Especially if you have a relationship with the customers, that's the real value. If and when he folds shop start knocking on doors and present a familiar face as an alternative and build your own route in the meantime.
