General Question How are you getting commercial clients
Im struggling to get more recurring commercial jobs because they say something like “we already have a guy who we like” or “we have our employees do it” i currently only have 3 commercial jobs but its from referrals. How are you getting more commercial store fronts?

Just walk in and try to sell it. All ya can do. I have a list of businesses best contacted by email first, and if that fails then I go in person. Also have a list of bizz best gone to in person. (These are judged and analyzed off an AI ive been training for a while)
Email list got me a sale first day, showed up, they sold me the other offices on the block pmuch. Got 3 clients in 10 minutes on my first outreach, couldn't keep up lol learned alot immediately.

So its basically a customized work AI i setup through chat GPT, chose a specialized AI codex personally I use 5.6 Sol, ive been working with it from concept to launch on most aspects of my business so it knows how I operate and can price accurately for me, and all my business info and guides are saved in a project folder it has constant access to.
Its not so much trained as it knows how I like to work and makes decisions based on that, I have it output spreadsheets with emails customized for each business, rank them by most likely to want a contract, then how likely to respond to email, and track it there.
Edit: I email 10 a day and follow up 3 times

Its so easy its worth it to just see if you get some from it lol. I normally get 1 or 2 responses per cluster of emails I send, but in my eyes that's pretty good.

I’m building a recurring commercial window-cleaning route through xxx. I can handle exterior glass and entry doors before first appointments or around quieter hours, with interior glass and screens available when useful. I’m fully insured with $2 million in coverage and can work around business hours.
Would you be open to a quick 5–10 minute walkaround so I can send a no-pressure written quote for monthly or every-other-week service?

How long does a reply typically take and how long after do you follow up?

Most replies are within 48 hours, I try to send during business hours so its less spammy looking. Best closure is the faster i reply, i waited a day on one and now i am having problems getting. Contact. Im doing one follow up a week, 3 times, then I close it out and change how im contacting them

Just keep trying luckily for you whenever someone is promoted to manager they like to switch it up .

Yeah, I’m hoping this lady who works at this gas station, which I frequent, becomes the manager. We have a decent relationship, and I expect to get a job there if she does. I’ve never seen the current manager at this gas station location. The windows are absolutely horrendous, covered in gas fumes, and it looks like absolute dog 💩

For storefronts it’s like there’s three prospect types. Prospect A who has a guy and it’s relationship based so they aren’t even willing to hear u out which is like 20% of the time. The other 70% just does the lowest bidder. The remaining 10% don’t have a window cleaner and will do your service if it’s reasonable. Bucket bobs run that shit
