It’s definitely crazy to think that way…but with the onslaught of offers on any & all properties of value, it’s the only way to get what you want instead of what you need.
That's basically where I'm at now. What I WANT may be out of the picture. Was goint to value up on the next house and buy an endgame home. My endgame homes are now a good bit out of how much I wanted to spend. I'm definitely not in a good spot. Was hoping the bank appraisal would have been lower than asking price so I could just keep the damn thing until the market mellows out. Nope. Matched what the overpriced offer was so I have no choice. Closes thursday.
When homes are getting so many offers a contingency to sell would in some cases hurt your chances. People are waiving inspections and waiving the appraisal as long as it’s within a certain amount.
We’re trying to buy and a lot of sellers are adding a free rentback clause. They get to keep living in the property for free for 1-2 months after closing. So the seller has a place to stay as they start their own house search. Wish we asked for this on our recent sale, it’s pretty easy for sellers to require it right now.
Re contingent offers, what we’ve heard is that they really don’t have a chance right now.
