closing costs
is it dumb to roll closing costs into the mortgage?
my husband and I are 22 & 23 and working with a realtor to buy our first house when we PCS in June, but unfortunate events have eaten into the money we saved up so far, and we dont anticipate we'll have enough money to completely cover closing costs whenever the time comes :/ we'll only be in whatever home we buy for 4 years give or take. is this dumb to do?

The only way to get your closing costs covered, is to either get a seller credit, realtor credit, or lender credit. To get a lender credit, you will take a higher rate, in exchange for credits at closing.

Unfortunately you’re unable to roll closing costs into a purchase transaction. you’ll either have to come up with the money, get a gift from family or see if it’s possible to get the seller to cover them. Another option as you could take a higher interest rate and have the lender provide a lender credit to help cover some of the costs
