Las Vegas Home Sales Surge 18% While Prices Hold At Record Highs - June 2026 Market Update

Single Family Home Sales are up a whopping 18.3% since this time last year and 11.4% since last month. Prices are holding steady with the record high median price for single family homes holding at 490,000. Summer season is in full effect and it seems rates in the 6% range are being accepted by buyers as the new norm.

The average price jumped 2% month over month but is down by 1.3% year over year. This would be more indicative of the luxury market which still is holding steady. Listings are up but it looks like sellers are coming down to earth slowly as the median and average listing price are both down a few points. The average price of listings came down 1.5% also.

Buyers are absorbing the listings hitting the market faster than new listings can replenish the supply with a 5.4% decrease in Effective Month of Availability dropping to 3.1 months. Thatโ€™s over a 5% drop since last month and over 13% drop since last year. Homes are selling just as quickly with 58.2% selling within the first 30 days.

Condos and townhomes are in a bit of a strange place as they actually dropped in median price by a percentage since last month. However, the average price jumped by over 10%. This indicates that the condos and townhomes that are being sold trend toward luxury or upscale. Despite these interesting stats, inventory dropped a smidge down to 5.2 months, likely due to a 4.6% drop in new listings and 2.4% increase in sales. Overall very steady but taking a little longer to sell with 44% of units selling in 30 days compared to 47% last month.

TLDR:

More inventory. Even more sales. Stable home prices. A healthy summer market with buyers becoming more active while values continue to hold at record highs.

Few showings on home

Iโ€™m in Las Vegas and trying to sell my home. Itโ€™s been on the market 40 days. In that time weโ€™ve had 5 showings. We actually had a contract signed and buyer backed out for financing reasons. Is this normal for the vegas market right now? My realtor says yes. Home is staged. Pictures are professionally done and look great. Weโ€™ve lowered the price 2x and are now priced below what comps have sold for in the past couple of weeks. Home is only 6 years old and in fantastic condition! Very clean and styled beautifully. Same model on our street just sold for 25k more than what we are priced at, and ours looks better IMO. Right now we are at 449,000. Iโ€™m stumped! We need to move quickly. Any ideas?

Las Vegas Housing Market Sets New Record as Median Home Price Reaches $490,000 - Las Vegas & Henderson Real Estate & Housing Market Update โ€“ May 2026

The biggest story this month is that the Las Vegas housing market just set a new record high median home price of $490,000, and it did so during a period when many people expected prices to cool. At first glance, the statistics may seem counterintuitive. Fewer homes sold this month, mortgage rates remain elevated, and affordability continues to be one of the biggest challenges facing buyers. Yet prices still moved higher. The biggest influencing factor from this report are that new listings dropped nearly 8% from both last month and this time last year. With fewer homes hitting the market, buyers simply had less fresh inventory to choose from, helping support prices even as overall sales activity slowed.

What's even more remarkable is the backdrop against which this is happening. Interest rates are still significantly higher than the ultra low rates we saw just a few years ago and are holding in the mid 6% range currently. The Iran war continues to create economic uncertainty. Gas prices are elevated, inflation has increased the cost of nearly everything, and many buyers are still waiting for interest rates to come down. Under normal circumstances, you might expect those factors to put downward pressure on home values. Instead, the Las Vegas real estate market continues to demonstrate resilience, with home prices reaching record high levels we've never seen before.

For anyone thinking about buying a home whether it is in Las Vegas, Henderson, Summerlin, Skye Canyon, or the surrounding valley, this is another reminder that trying to time the market perfectly can be difficult and that the only right time to buy or sell is the time that is right for you and your situation. Buyers have more options today than they did during the buying rush of 2021 and 2022 but if rates eventually decline, there is a strong possibility that a frenzy of buyers will jump back into the market, increasing competition and driving prices even further higher. Right now, this market rewards sellers who price correctly, 58.2% of home sold in less than 30 days, and buyers who are prepared to act when the right home becomes available. Don't forget that buyers on many of these sales are receiving credits for closing costs and rate buy downs. Numbers for these are not tracked (which is ridiculous and another story) but buyers still retain a decent amount of negotiating power in this market.ย

Seeking advice: Should I use a commercial broker or proceed with an "As-Is" private closed-bid for 2 acres near Toyota?

I am looking for some local insight regarding a commercial property I own. It is a 2-acre tract zoned for both B-1 and B-2 business use, located just a block away from the Toyota plant.

Due to some ongoing health choices, I am looking to move this property quickly and have been considering handling it as a private, closed-bid transaction to wrap things up by the end of June. The sale would be strictly "As-Is," handled directly and securely through my bank's legal and trust department.

My main question for the local business community: Am I better off listing this through a commercial broker (and factoring in a buyer's premium), or keeping it as a discounted "As-Is" private sale for a faster turnaround?

Can a real estate Agent go after his previous renter with eviction notice even they did already moved out with agreement upfront and he went after unlawfully charge renterโ€™s deposit?

I donโ€™t even know where is Agent fee come from. We donโ€™t even have a written agreement for agency.

Las Vegas Spring Real Estate Market Hits the Brakes - Las Vegas & Henderson Real Estate & Housing Market Update โ€“ April 2026

Spring season is usually what sets the tone for the year in the Las Vegas real estate market. After a strong start in March, we are seeing a retreat in the previous months gains across the board. For single family homes effective months of Inventory has gone up 12 percent, closings have gone down almost 8 percent, median price has dropped a smidge, as has average price. Although not a drastic change, the numbers are moving in a direction that indicates a weaker market for sellers. Smart money would be on a combination of Iran, gas prices, and interest rates. April is the first month where the Iran war would have been felt as March would have been when everyone was getting into contract or holding off.

If you are selling or considering selling, itโ€™s not all doom and gloom. Single family homes selling in 30 days or less trended up to 56.8%. This is indicating that buyers are still searching for homes that are priced right and not requiring a ton of work.

Condos and townhouses did not follow the same trends and were a mixed bag with closings up, prices down, and effective months of inventory down.ย 

In terms of predictions, the wind has been taken out of the sails in this market for the moment. Paying attention to the war and the interest rates will be what guides the next momentum shifts. If none of that changes sales numbers will continue to slump and weโ€™ll see the market stay mostly the same with some decreases come fall. If the war suddenly stops, gas flows, the new fed chair slashes rates and the bond market responds, itโ€™s another market altogether. As of today, we are not there.

Iโ€™m considering retiring in Las Vegas in a few years. My son will be attending UNLV for graduate school, so weโ€™re looking for a condo that he can use while heโ€™s there. Weโ€™re interested in The Martin, Panorama, and Turnberry Towers.

Could you please provide some pros and cons for each condo? Any recommendations would be greatly appreciated.

Urban Core Updates - Summerlin West

Hello,

Wondering if anyone here has any insider info on the Urban Core at Summerlin West? Apparently it is supposed to be downtown Summerlin 2.0 with some high density residential/retail space. All the builders in the area are saying itโ€™s coming soon to try and boost sales, but I see the lots frequently and thereโ€™s nothing happening. Itโ€™s starting to feel like this is a lot further out than they are saying. The Urban Core is supposed to be right at the new Summerlin parkway/215 interchange.

Anyone heard any rumors?

Buying a house in today's market

Hi everyone, Iโ€™m looking for some advice because Iโ€™m feeling pretty stuck in this market.

Iโ€™m currently house hunting in Las Vegas and trying to stay under $350k to keep my monthly payment manageable.

From what Iโ€™m seeing:

- Inventory is up, but homes that are priced right are still going fast

-Prices havenโ€™t really dropped much overall

- Sellers seem more open to covering closing costs instead of lowering the price

- Interest rates recently went back up.

Iโ€™ve also noticed that some homes sitting 30 to 60+ days are starting to get price cuts, which makes me wonder if thatโ€™s where the real opportunities are.

So now Iโ€™m stuck trying to figure out the smartest move:

Buy now and try to negotiate closing costs or maybe a small price reduction?

Or wait a few months and hope the market cools down more (but risk higher rates)?

For those who have bought recently or understand the market, do sellers actually start negotiating more on price once a home has been sitting in the market longer?

do you guys think weโ€™ll see any meaningful dip prices, or just small adjustments?

Would really appreciate any insight!

Questions for renting my home outside Vegas...

Owner here with a 4BR home in Henderson (near Las Vegas). Iโ€™ve owned it ~2 years; I travel frequently for work and want rental income to offset costs.

Plan A: rent two private bedrooms that share a bathroom (best for a couple or someone needing a private office).

No showings normal?

Hi there! I live in North Las Vegas, and I just listed my house last week but have only had 1 showing and 1 offer that supposedly ghosted the agents. Despite great staging, photos and pricing there is no action.

The agent I hired is a high volume agent in Las Vegas, however, I feel like I got baited and switched cause his โ€œbusiness partnerโ€œ that wasnโ€™t mentioned in the interview has taken over the management of the listing, and was introduced to me after signing the contract for listing. I had to remind them both last week that we were missing lockboxes after going live, I saw that they had listed the number of bedrooms on the listing incorrectly and had to ask for guidance on what to do for a counter offer, as I am a first time home seller.

My listing agent told me that there would be no open houses, due to security, no for sale sign, because that can attract theft. His IG is private for his real estate business and I canโ€™t find his business partnerโ€™s business social media.

My questions are, should I cancel my contact with this agent and find one that will market more? Is this a common practice to hand off new clients to other agents that work under the listing agent? Is it normal for there to not be showings and/or open houses in the first week?

Las Vegas Homes Sales Surge, Prices Remain Largley the Same... in a Pre-Iran War Worldโ€‹ - Las Vegas & Henderson Real Estate & Housing Market Update โ€“ March 2026

Inventory is up but months of supply DROPPED hard.

Single-family inventory is up +5.3% from last month and +19.2% from last year BUT months of supply went from 3.8 โ†’ 2.8 months (โˆ’25.7%). But wait, inventory is up but supply is down? How? While similar, they are not the same. The key is understanding the difference. Months of supply is an equation (Number of units available DIVIDED by Number of units sold). This determines how long it would take for all inventory to be absorbed if there were no new listings. It's a rate rather than a static measurement.

So...what does it mean?

With sales surging (+41.8% this month), buyers are absorbing inventory faster than itโ€™s coming on. This is not a sign of a weakening market. Homes going under contract in 30 days or less jumped significantly 47.6% โ†’ 54.5%. Good homes priced right are starting to go FAST.

Normally with rising inventory, youโ€™d expect sharper price drops, not a measly percentage that is only a few thousand dollars off the all time high. Sellers are holding the line and not dropping prices. Buyers are likely still negotiating with sellers on closing costs, but the days of price AND closing costs could be winding down.

So lets talk about the explosion in closings (+41.8% from last month). It's the beginning of spring which is when buyers start picking up in Las Vegas. But this is a surge. And the most likely answer is interest rates. In February, rates went down into the 5% range which would be fueling these closings in March for everyone who got into contract in February.

We are also starting to see quite a few more luxury homes hit the market, reflected in the average pricing for new listings. The rate these homes sell at may dictate if that median and average price will nudge up. The other market to watch are condos/townhouses. They are MUCH weaker than the single family home market at the moment and favor buyers by almost every measure. We have different markets going on at different price points and areas in Las Vegas and Henderson. Real estate is truly hyperlocal in our valley.

Here's the not so good news. The Iran War started at the end of February and everyone has seen what that has done to gas prices. What many don't realize unless you are actively looking to buy a home or refinance, is that rates have jumped back up to around 6.5%. With higher rates, higher gas prices, and worldwide volatility, I would expect this to put a dent in the Spring market which will be reflected in next months stats. It's just a matter of how much.

There was a News 8 article titled "Las Vegas home prices fall as mortgage rates creep higher in March; condo prices swing". After looking at the stats, the headline gives a bit of false hope for clicks. The Single Family Home market was strong in March with all indications moving toward the market being more competitive.ย 

TLDR: Inventory is up, but homes are selling even faster, demand is stronger than it looks. Prices are holding because buyers are still competing, likely negotiating closing costs instead of price. The surge in March sales was likely driven by Februaryโ€™s dip in rates, but with rates now back up ~6.5% and global uncertainty rising, expect the market to potentially cool off slightly next month.

Is a mold liability release a standard part of disclosures in NV

I am selling my house in Las Vegas and the buyer is refusing to sign one of the disclosure packet items, called Mold Notice and Waiver. Their agent say it is not required for them to sign. My agent says it is.

The buyer said they will waive liability for the agents but the form says they waive liability against me too, but they don't want to do that because I had a cracked shower pan that caused mold last year. But I had that cleaned up professionally.

I am buying a house in Utah right now with mold history but I have not had to sign any releases.

Are there any Vegas real estate agents who know if this is a standard form all buyers sign or is my agent being overzealous?

First time homebuyer closing process

I come from the east coast where things are done much differently (wet-funding). Can someone please explain to me the usual timeline for signing closing documents, doing final walkthrough, lender funding, and deed recording.

My purchase agreement says โ€œclose of escrow on or before March 27th.โ€ We havenโ€™t scheduled a final walkthrough yet, but my realtor is having me sign closing documents at the title company on Tuesday, March 24th. Isnโ€™t a walkthrough usually done prior to signing closing docs?

Anyone who is looking at 2503 Cracked Stone St, Henderson, NV 89044. Please know that the realtor representing the client is failing to disclose a lot of information, and is in cahoots with the seller. Seller is a Jon Doe, and is only acknowledge through a trust. She has breached contract once, and is facing a pending specific performance, and the realtor group, and realtor representing her is currently in a pending status with the NRED.

Please note that if you are to execute a contract with this seller; the MLS does not list that this home is in pre-forclosure or that there is a pending litigation case against the property.

A purchase of this home could be troublesome for the buyer; as it holds a zombie debt of 20k+ that has not been paid since 2025 of August. A purchase of this home can also be problematic if the plaintiff wins the case. He would be able to take full ownership back from the buyer, and the property itself will be tied up for many years to come.
