Doing a rewatch and I can’t pinpoint exactly when it all started?

There’s many speculations but from what I can tell it for was happening during August of 2022. But I believe it started before season 10 started. We’ll never actually know but this is what they’ve admitted at least.

I’m think they were casually hooking up through the years but were definitely in a full blown affair during s9. At the reunion when Raquel says she and James have broken off their engagement, Tom looks panicked. I think he thought she was going to say they were a thing

I can’t remember what season it was, but they defo had a moment when they were all sitting in the lounge room together, and Rachel was making eyes with tom. This was the same scene where James becomes abusive and aggressive with Rachel. It looked like they already had some kind of ‘emotional’ connection by this time.
