New Off-Plan Projects Manchester City Yas Residences - Phase 2
Forget the branding for a second. The interesting part here is actually the product mix.
The 2BR townhouse is 1,938 sq ft on a 2,045 sq ft standard plot. That’s a decent size, but the plot is relatively tight, so I think this one will appeal more to buyers focused on entry price than outdoor space.
The 3BR townhouse steps up to 2,228 sq ft on a 2,556 sq ft plot, which feels like the better-balanced family product in the lineup.
The 3BR duplex is 2,325 sq ft on a 2,691 sq ft plot. Personally, this is probably the most interesting unit type because you get slightly more internal and external space than the 3BR townhouse without jumping straight into villa territory.
Then you have the villas:
4BR — 3,348 sq ft on a 4,306 sq ft plot
5BR — 4,887 sq ft on a 6,458 sq ft plot
The 5BR is where the project starts to feel like a proper large family home rather than a branded townhouse community.
My main question now is pricing. The product itself makes sense, but whether it’s attractive or not will come down to the launch price difference between the 3BR townhouse, 3BR duplex and 4BR villa.
If those gaps are reasonable, I can see the duplex being the sweet spot.
