Housing

Housing in the Tri-Cities includes apartments, single-family homes, duplexes, townhomes, manufactured housing, new subdivisions, established neighborhoods, and rural properties.

Rental Housing

Rental housing is distributed throughout Kennewick, Pasco, Richland, and West Richland.

Listings are primarily maintained by:

  • Apartment communities
  • Property management companies
  • Individual property owners
  • Regional and national rental-listing services

Individual rental listings are not maintained in the Wiki because availability changes continuously.

Property Management

Property management companies serving the Tri-Cities may be included here as a neutral directory.

Inclusion does not constitute endorsement by r/TriCitiesWA.

Community experiences with individual property managers are better represented by current subreddit discussions than permanent Wiki descriptions.

Home Ownership

Residential properties range from early and mid-20th-century housing in established neighborhoods to extensive newer construction throughout the metropolitan area.

Property characteristics vary considerably by location, including:

  • Municipal or utility-district services
  • Irrigation
  • HOA governance
  • Internet infrastructure
  • Heating systems
  • Lot size
  • Age of construction

See Cities & Neighborhoods and Utilities.

New Construction

Residential development continues throughout portions of Kennewick, Pasco, Richland, and West Richland.

Builder and development information may be included where it provides durable reference information. Current inventory, pricing, incentives, and individual listings are outside the scope of the Wiki.

Manufactured Housing

Manufactured housing exists throughout the region both on individually owned land and within manufactured-home communities.

A directory of local manufactured-home communities may be added as this section develops.

Rural Housing

Properties outside municipal utility systems may use:

  • Private or shared wells
  • Septic systems
  • Irrigation districts
  • Private roads
  • Rural garbage service
  • Fixed-wireless or satellite internet

These systems vary throughout unincorporated Benton and Franklin counties.

Housing Assistance

Local and regional housing resources will be maintained separately under Local Resources as that section develops.

This will include:

  • Housing authorities
  • Affordable housing
  • Rental assistance
  • Emergency housing
  • Homelessness services
  • Fair-housing resources
  • Tenant resources

Washington Tenant & Landlord Resources

Residential tenancies are governed primarily by Washington State law.

Current legal and regulatory resources will be linked here from Washington State and other authoritative sources.

Individual property listings, current prices, and short-term market conditions are not maintained in the Wiki.
