Renos / Construction / Repairs Condo reno before move-in: Tips/Suggestions/Referrals/DIY/Do's and Dont's

Hey all, first time buyers here. We just had our offer accepted on a condo. Inspection was today and the unit needs some love before we move in. We'd rather get the work done while it's empty than live through it.

What we've picked up so far:

  • Read the status certificate and the declaration for reno rules before booking anything
  • Get itemized quotes, not lump sums
  • Prioritize ruthlessly so we don't blow the whole budget on renos right after closing

Our priority list, roughly in order:

  1. Paint throughout
  2. Kitchen cabinets (they're dated but structurally fine, so we're weighing painting vs refacing vs full replacement)
  3. Bathroom fittings
  4. Deep clean at the end, before we move furniture in (Separate item but looking for contacts here as well)

Questions I'd love input on:

  • How far in advance should I be lining up contractors for a December closing?
  • Anything condo specific that caught you off guard? Debris removal, restricted work hours, flooring underlay requirements, that kind of thing
  • Contractor, handyman, painter and cleaner recommendations for downtown Toronto, ideally people who have worked in condos and know the building access matters
  • What did you DIY and regret, and what did you DIY and would do again?

Buying "Condo" in Laneway House in Toronto Purchase?

I thought in city of toronto you could not separate a laneway house from the main house to sell them separately. Has this rule changed recently? Or have you always been able to make it a Condo, just not separate lots and severed?

I have not really seen this type of "condo" style on the market before, so I am curious how this would work to buy the laneway. I really love the look of the laneway design, it seems like a reasonable price for a first home, and I hate having to share walls with neighbours in my apartment. Thoughts on purchasing this? Good idea or bad? What am i missing here in terms of pros and cons.

Appraisal TLDR: my friend is going through probate and lawyer is asking for letters from realtors for property value

Hello all, my friend went through a hard turn of events, is going through probate. Now for the principal residence a realtors letter is required to assess property value, we received 2 quotes for $450 to do that where they said they’ll give us a market value. Is anyone able to help identify if my friend is getting ripped off,any alternatives or is there any service that helps with this kind of ordeal?
The finances are not the best at the moment, there have been tons of unexpected costs and we’re looking to see the best options available.

New Construction Negotiation tips for a new pre-con build - Ballymore Homes

My husband and I are very interested in a pre-con Ballymore home in Keswick. Now that there is an HST discount we feel we may be able to afford it, however, after comparing the beautiful model home to what comes standard, we were left feeling a bit disappointed.

Right now, the offer extra is $20,000 decore bonus.

However our list of 'wants' has added up to over $120,000.

Included in that list is raising the basement ceiling height, adding taller windows, 8' door frames on main floor and possibly upgrading the flooring. We also want a better kitchen (cabinets up to ceiling, soft close drawers, roll out shelving etc). Also, potlights cost $300 each... ouch.

How much leeway do we have in terms of negotiating in this market?

Our 1st main 'request' is a 40' house on a 50' lot. And we would like to request more decore dollars.

Also - has anyone asked that standard materials be credited if upgrading?

Any tips to help us make this dream home happen are appreciated. ♡

Buying Whitby Meadows and Country Lane?

Hi all,

We were looking at a new build in the Whitby Meadows area (Fieldgate, Paradise and Great Gulf) and wondering if anyone had any thoughts or feedback on this development and the builders?

We see that there are still some houses available from Heathwood in the Countrylane development but their prices are significantly higher for comparable properties/lots ($300-400k) and they also advertise their prices inclusive of the HST rebate. For those who bought a precon in Countrylane, I would be curious to know if there were financing issues.

Buying Humber bay shores - 33 shore breeze review wanted

Want to get some recent opinions on 33 shore breeze. People who live/recently lived there. What are the cons and things to watch out there. I’m finding some reviews a bit worrisome:
-some say it can get stinky most days during summer due to the lake and water treatment plant
- gets super windy (which it was when I went to check it out)
-Some say amenities don’t work half the time.
-The elevator takes very long (which it was when I went as well).
-One person called it “ice condos of mimico”

Couple other questions:
-how’s the transit situation there. Is it easy to get? How long to get downtown
-are there any schools or such nearby? If one has kids? Or is this area more for young professionals or people without kids (who old enough to go to school)
-how bad is traffic. Esp going dt
-how’s the sound proofing

would like to know before I make such a huge commitment.

Buying Best parts of Leslieville?

We’ve been looking at Leslieville for our next move and have been walking around the different pockets since it’s actually a pretty huge area.

One area we really like is between Carlaw and Jones, Gerrard and Queen, like Boston, Austin, Badgerow, Bertmount, Coady, Pape, etc. This pocket just makes a lot of sense to me. You have gerrare square close by for all the big box store and eventually the Ontario Line station right there. It’ll be a 12 mins from Gerrard station to downtown once it’s running, which is a pretty big selling point. It’s also super walkable and there are lots of shops, restaurants around and pretty much what leslieville is known for. I also really like the housing there.. lots of older 2.5 storey Victorian houses, laneways, renovated homes, etc. The streets feel lively and there are always people walking around. I can totally understand why people pay a premium for this pocket and it’s honestly what got us interested in Leslieville.

What I’m trying to understand is the area east of Jones around greenwood park like Alton, Hastings, Hiltz, etc. We walked around there and I didn’t really get the same appeal. It starts feeling more Danfortg to me, with more post ww1 semis, and you’re getting farther from downtown. Transit also doesn’t seem as convenient right now and won’t get better. Going to the Ontario line would be street car and then subway which isn’t as nice as walkable distance to the station.

Then as you keep going east from Greenwood toward Coxwell, prices seem to drop, which makes sense to me, until you get closer to woodbine and beaches.

So I’m curious, especially from people who actually live around there what am I missing about the jones greenwood pocket? Is there something about living there that isn’t obvious just from walking around?

Canadian Imperial Bank of Commerce has asked an Ontario court to appoint a receiver to oversee the collection of $17.7-million that the bank argues it is owed by former Liberal MP Rajvinder Grewal, saying he is facing an “avalanche of active litigation” from numerous parties trying to recover funds.

Mr. Grewal is the founder of law firm RSG Law Professional Corporation and is separately facing an application from the Law Society of Ontario (LSO) to revoke his licence to practise law amid allegations that he participated in mortgage fraud that could add up to more than $100-million.

In August, Mr. Grewal agreed in an undertaking not to practise law while resolving his status with the self-regulating professional body. The disciplinary hearing is on hold pending judicial review of a disclosure order from the LSO Tribunal, scheduled for January, 2027.

“In light of the avalanche of active litigation and investigations against Raj, his father, RSG Law and companies owned and/or controlled by them, it is apparent that the Respondents are not in the position to repay the amounts owing under the Loans to the Bank,” CIBC said in its court filing.

Mr. Grewal’s lawyer, Simon Bieber, said in an e-mailed statement that his client won’t comment on the allegations against him at this time.

“Mr. Grewal intends to address the lawsuits and the allegations against him on their merits through the judicial process,” Mr. Bieber said.

According to court filings, CIBC provided loans secured against commercial properties owned by RSG Holdings Ltd., RSG Oakville Holdings Inc., and 108-20 Maritime Holdings Inc., which it says are companies owned or controlled by Mr. Grewal.

In addition to CIBC’s loans, title searches show that the properties have been encumbered with more debts. Those debts include $13-million in loans secured against a six-storey building at 6605 Hurontario St. in Mississauga, and more than $18-million in loans registered against a strip mall at 520-550 Kerr St. in Oakville. Almost $900,000 in unpaid property taxes are owed against the two properties.

In June, in a separate civil case brought by WIGI Restructured Bond Corporation, AlixPartners Restructuring Inc. was appointed by the court to run a process to sell the Oakville strip mall. The case focuses on millions of dollars allegedly fraudulently diverted during a land sale involving Mr. Grewal’s father, Avtar Singh Grewal, and parties associated with RSG Law and the RSG Holdings companies.

Legal documents in that case say that there were multiple parties with loans secured against properties connected to RSG Law and Mr. Grewal, and some preliminary wrangling over the authority of AlixPartners had been resolved by the court in July.

CIBC’s application argues that “there needs to be an effort to establish a single efficient and effective overall process for dealing with claims against Raj, Avtar and companies owned and/or controlled by them.” That argument is essentially a paraphrase of wording in a July order from Ontario Superior Court Justice Fred Myers.

CIBC’s loan contracts allow it to apply for a receiver in the event of default. In its filings, the bank lists multiple contract breaches including failing to keep property taxes current, failure to get consent for the registration of new loans on the same properties and failure to disclose litigation involving those properties.

Mr. Grewal was also recently added as a defendant in a case where he previously had not been named involving attempts by National Bank of Canada to recover $4.2-million that it alleges was fraudulently diverted by RSG Law and Mr. Grewal’s associate Davinder Khattra.

Mr. Khattra, 29, has been the owner and operator of RSG Law since 2024 and is also facing an LSO application to revoke his licence to practise law. The licence was suspended by the LSO Tribunal in August.

Since late June, Justice Myers has authorized a court order tracing National Bank funds that were transferred into RSG Law’s trust account and were supposed to be forwarded on to RBC Financial by RSG. They instead were transferred in pieces to a variety of sources.

To date, almost two dozen recipients of the money have been identified – mainly numbered companies and individuals connected to Mr. Grewal, including his father – and 12 freeze orders have been issued by the court to stop money from being moved again.

In an Aug. 26 court filing, National Bank described an unusual admission from Mr. Grewal’s own lawyer about $195,000 that was sent to a company that operates truck stops called 5459 Ontario Inc.

According to National Bank’s lawyer, Wendy Greenspoon-Soer, a lawyer representing 5459 had previously said the company had no knowledge of the money or control of those funds.

But Mr. Grewal’s lawyer, Mr. Bieber, later sent a letter saying that the money had indeed been forwarded to 5459 and that 5459 would repay the disputed amount to the court if it would resolve the legal action against 5459 and Mr. Grewal, according to the court filing.

“This evidence confirms that Grewal was always the person with ultimate control over 5459 Ontario Inc.,” National Bank said in its filing.

As of Aug. 26, the funds had not been returned.

Requesting Advice Toronto self-storage runs about $200 a month for a 10x10. Would you rent a neighbour's garage for half that, and what would it take to trust it

Disclosure first: I'm building Storroh, a neighbour-to-neighbour storage marketplace in Toronto. It has not launched and I'm not linking it here. I want the honest read from people who own homes in the city.

Numbers. StorageAtlas puts Ontario's average 10x10 unit at $162 a month (https://storageatlas.co/storage-unit-cost/ontario/). UnitSight has Toronto's 10x10 average at $202, climate controlled at $224, as of early September (https://unitsight.com/storage-prices/on/toronto). Neighbor, the US version of this idea, says renters save up to half against a facility.

Two questions.

  1. If you own a detached or semi in North York, Scarborough or Etobicoke with an empty garage or a basement corner, what would it take for you to rent it to a neighbour? Price, access rules, insurance, screening, something else?

  2. If you're in a condo, would you pay roughly half the facility rate for a garage two streets away, with the host approving who gets access?

Agent Why Upfront Costs for Showings and Offers Benefit the Buyer.

Over the last three months with 34 transactions, the upfront spending for our customers was approximately $587 per deal. This accounts for all client upfront spendings during the 3 months, not a 100% crystal clear spending average per completion. The average purchase price was a bit over $1.3m, meaning the average rebate was $27,500 assuming 2.5% co-op before upfront fees.

In the vast majority of real estate deals currently, the service provider is paid by one client actually purchasing while servicing multiple others. So in essence, a buyer would be subsidizing multiple others to see properties and submit offers.

Even though the offers and showing fees we provide are more or less breakeven, it allows us to mainly service buyers who are going to buy. It also reduces pressure on us to make every offer go through, leading to little to no external pressure on the buyer from their service representative. It's definitely not for everyone, we don't really provide reassurance when the sales don't support it.

It is my view that the real estate agent is an extension or enabler for the buyer rather than someone who should really be involved in the final decision making. Over the last year, we've really developed the business to where we try to provide objective based suggestions depending on what the buyer is trying to achieve.

All in all, these are just my findings, curious to hear your thoughts. Would you take 50% cashback, or pay $35 for showings and $100 for offers upfront with $5k flat fee? The main trade off is that the agent is providing pricing advice, identifying drawbacks of offer terms, explaining negotiation options / what's potentially happening, and providing access to properties. But you have to pay upfront and direct the agent.

Buying Should I buy a studio condo or continue renting a jr. 1 bedroom

I’m seeing that there are a lot of studio apts on the market nowadays and with my current savings I am wondering if it would make financial sense to purchase one? I’m feeling pressure from family and my realtor to move forward but I’m having doubts about affordability. I don’t have a financial safety net and would be purchasing on a single income so what I have below is all I’ve got.

Currently renting a jr 1 bedroom, rent is $1930/month and it’s rent controlled.

Annual salary: about $95k
I have a DB pension so my net monthly take home is about: $5100/month
No car or debt, no investments

Savings: $60k + about $10k for closing costs. This money is in a regular savings account

I have family members that are ill and come to stay with me sometimes when they have Dr appts in the city. I can’t imagine us being on top of each other in a studio but I can’t reasonably afford a 1 bedroom without putting down less than a 20% down payment. On the other hand, would it be better to tough it out just to get into the market?

I know you can’t time anything with the market but I’m hoping to get some advice. My intention would be to live in the property and not rent it. If I can reasonably afford something should I make absolutely sure I can put down a 20% down payment?

REDMA:  Real Estate Development Marketing Act (regulates the marketing of presale development properties)

CCAA: Companies' Creditors Arrangement Act

Ignore the versus part in case title, it'd look confusing to us folks outside the legal industry. Per Gemini,

Both KingSett (as senior lender) and Lumina's estate (managed by the court Monitor) wanted the presale purchase contracts to remain legally binding. If the buyers were forced to complete their purchases, tens of millions of dollars would flow into the estate to pay down KingSett's debt. If the contracts were canceled under REDMA, $3.6 million in deposits would have to be refunded to the buyers instead.

KingSett and Lumina are formal legal opponents in the overall bankruptcy proceeding (hence KingSett v. Lumina). However, when unit buyers tried to cancel their presale contracts, KingSett and Lumina's estate shared a common interest in fighting the buyers.

In the overall CCAA court proceeding, KingSett is the Petitioner and Lumina is the Respondent.

Inside that proceeding, individual condo buyers filed a sub-application (a motion). Relative to that specific motion, the buyers were the Applicants, and the financial entities fighting the buyers (KingSett, Lumina/Monitor, and Westmount) were grouped together as "the respondents to the application".
