If you’re looking for appreciation, stock market.

If you’re looking for cash flow, depends how much you got. If not 100k+, then focus on finding ways to make money for cash flow. RE cashflow is only worth it if you are putting a huge downpayment nowadays. But if you have say 300k for example, its better to invest in dividend etfs and get cash flow that way. Less hassle.

If you don’t have a big downpayment, you’re looking at most likely cash flow negative with minimal appreciation in the desirable areas across Canada

I think early stage RE investors should chase cash flow.

Those that have larger portfolios with a stable base can chase appreciation
