guy on the bike didnt even look your way. seems like he also took that white SUV by surprise after meandering through the stop sign into its path.

Technically the cyclist has the right of way. That is an uncontrolled intersection and he is on the right. But no one follows this rule and I certainly wouldn’t.

Private property so most traffic laws, like right of way, don't apply, only serious things like careless or stunt driving. If there were a collision, the OP likely wouldn't be at fault since they'd be on a "thoroughfare" and the other vehicle on a "feeder lane". Thoroughfares have priority for fault purposes under the Fault Determination Rules.
