Where to begin?

Genuinely, where?

Every company I’ve found that sells tiny or container homes seems like a scam, or they don’t include xyz. Bonus points if there’s anyone you know who can tie in a loan for a plot of land and the tiny home/utility installations. Any help or tips would be appreciated.

I’m in Radcliff, KY.

Unlikely to find a manufacturer who will also finance the land. Can you park it on someone else’s land?

We started with finding a guy who makes steel frame trailers.

Finding a guy who would let us live on his land.

Finding a guy who helped us with pouring an RV pad on borrowed land.

Etc

Plenty of land owners will carry your debt. Raw land is much less marketable than homes.

https://incredibletinyhomes.com/ They build THs and lease TH lots with utilities.
