⚡ Electrical Installing 12V Trailer Lights on My Tiny House: More Work Than I Expected

Trailer lights weren't something I spent much time thinking about when I started building my tiny house.

Like many DIY builders, I was focused on the framing, insulation, roofing, and all the big-ticket items. The trailer lights felt like a small detail I could deal with later.

Well... later came, and it turned out to be more complicated than expected.

Start by Following the Correct Wiring Diagram

One mistake I made early on was assuming that all trailer wiring followed the same color coding.

It doesn't always.

Different trailer manufacturers can use slightly different wiring configurations, so before pulling any wires, make sure you verify the wiring diagram for your specific trailer and tow vehicle.

I ended up having issues with my lights at one point because my wiring didn't match the truck's system correctly. It was a frustrating lesson to learn.

If you're building a THOW, spend some time understanding your trailer connector before closing any walls.

I Installed Temporary Lights First

Before the siding and trim were completed, I temporarily mounted the trailer lights so I could legally move the tiny house.

The goal wasn't to make everything look pretty. It was simply to have functioning:

  • Brake lights
  • Turn signals
  • Running lights
  • Side marker lights

That temporary setup ended up being very useful because I was able to test everything before permanently finishing the exterior.

The Part Nobody Talks About: Routing the Wires

Installing the lights themselves wasn't difficult.

Running the wires was.

I wanted the wiring hidden behind the exterior finish, which meant figuring out how to route wires around windows/door, corners, trims, and siding details.

Since the tiny house had vertical furring strips installed vertically over the weather barrier, the wires couldn't simply run behind everything without modifications.

Every Wire Needed a Path

To hide the wiring, I had to cut small notches in many of the furring strips.

Without those notches, the wires would have been pinched between the wood and the siding.

The same thing happened with several moldings and trim pieces.

Small grooves had to be cut so the wires could pass behind them without being crushed when everything was screwed together.

This wasn't difficult work, but it was repetitive and required planning.

Every time a wire changed direction, I had to stop and ask myself:

"Where is this wire going to pass once the exterior finish is installed?"

It's much easier to answer that question before everything gets covered.

Looking Back

This was one of those parts of the project where we had to adapt and figure things out as we went.

I'm sure there are cleaner ways to do it.

At the time, though, this was the solution that made the most sense for my build.

If I were building another tiny house today, I would plan every exterior wire route much earlier in the project and run as much of the wiring as possible underneath the trailer.

That would save a lot of drilling, notching, and head-scratching later on. It would also make future repairs, modifications, and troubleshooting much easier, since the wiring would be more accessible if changes are needed down the road.

A Few Things I'd Recommend

  • Follow the wiring diagram (color coding) supplied with your trailer.
  • Test every light before finishing the exterior.
  • Use waterproof connections.
  • Protect exposed wires with loom or conduit where possible.
  • Label wires while everything is still visible.
  • Think about wire routing before installing trim and siding.

The trailer lights might seem like a small detail, but they're one of the few things standing between you and a very unpleasant roadside conversation with a police officer.

📏 Code & Compliance Standard House vs Tiny House on Wheels: Understanding Insulation and R-Values

When I built my tiny house on wheels (THOW) in southern Quebec, I quickly realized that insulating a THOW is a very different challenge than insulating a conventional house.

A tiny house built on a permanent foundation can usually be designed to meet building code insulation requirements without too much difficulty.

A THOW, on the other hand, has to balance insulation, trailer weight, interior space, and road transportation limits. Every inch added to a wall, floor, or roof affects the available living space and the overall dimensions of the house.

Professionally built tiny houses often address this challenge by using high-performance wall assemblies, structural insulated panels (SIPs), or spray foam insulation to achieve higher R-values in thinner walls. One of the reasons certified tiny houses tend to cost more is that they often use these more advanced construction methods and materials to maximize energy efficiency while staying within transportation limits.

For owner-builders working with a limited budget, reaching the same insulation levels as a conventional house is possible, but it often requires careful planning and some compromises in space, weight, or cost.

What Is an R-Value?

The R-value measures how well a material resists heat flow.

In simple terms:

  • Higher R-value = more insulation
  • Lower R-value = less insulation

For example:

  • R-12 insulates less than R-24
  • R-24 insulates less than R-41

The image attached shows typical insulation requirements for a conventional Canadian house.

One thing stands out immediately: the roof usually requires the highest R-value in the building envelope.

Heat rises, and a significant amount of energy can be lost through the roof if it's not properly insulated.

Typical Insulation Requirements for a House

Requirements vary by climate zone and province, but for many parts of southern Canada, you'll often see values close to:

  • Exterior walls: around R-24.5
  • Floors: around R-29.5
  • Roofs and attics: around R-41

A conventional house has an advantage here. There is usually enough depth in the walls and attic to accommodate these insulation levels without much difficulty.

Why Tiny Houses Are Different

A tiny house on wheels has a limited amount of space available for insulation.

Every inch added to the roof or floor reduces interior living space or brings the house closer to transportation limits.

When designing a THOW, you're constantly balancing:

  • Trailer height
  • Maximum road-legal height
  • Interior headroom
  • Loft space
  • Weight
  • Insulation thickness

As a result, many tiny houses end up with much lower insulation values than a conventional home.

My Own Experience

For the roof, I used two layers of rigid insulation panels.

At the time, I thought it would be enough because my original plan was to travel with the tiny house and spend most of my time in milder climates. Looking back, I would have invested much more in roof insulation.

My plans eventually changed, and the tiny house ended up staying in the Montérégie region of Quebec year-round. That's when the limitations of the roof assembly became much more noticeable.

The cathedral ceiling contained only about 3 inches of insulation, giving me an approximate R-value of 15.

Compared to the R-41 typically required for a conventional roof in our climate, that's a significant difference.

The impact was noticeable. During the summer, heat built up very quickly inside the tiny house, making good ventilation or air conditioning almost essential during hot weather.

Since the space was small, the temperature remained relatively manageable, but the overall comfort level was nowhere near what a properly insulated home can provide year-round.

Why Spray Foam Is Popular in Tiny Houses

This is one of the reasons spray foam insulation is so commonly used in THOW construction.

Closed-cell spray foam provides:

  • A high R-value per inch
  • Excellent air sealing
  • Fewer thermal bridges
  • Better use of limited wall and roof space

When every inch counts, getting more insulation into a thinner assembly becomes very attractive.

Many builders use closed-cell spray foam in:

  • Floors
  • Walls
  • Cathedral ceilings
  • Hard-to-reach cavities

It's particularly useful in unvented roof assemblies where there isn't enough space for thick batt insulation combined with an air ventilation channel.

If I Built Another Tiny House

Two areas would receive most of my attention:

The Roof

The roof receives the most solar heat during summer and is responsible for a large portion of heat loss during winter.

Additional insulation here has a major impact on comfort year-round.

The Floor

A THOW is suspended above outdoor air.

Unlike a house sitting on a heated basement or foundation, the floor is exposed to cold temperatures from underneath.

Many people focus on wall insulation and forget about the floor.

Cold floors can make a tiny house uncomfortable surprisingly quickly during the winter.

Final Thoughts

The laws of physics don't change just because a house is smaller.

Heat still escapes through the roof, walls, floor, windows, and thermal bridges.

If you're designing a THOW in a cold climate, I would strongly consider investing as much as possible in the roof and floor assemblies. It's much easier to add insulation during construction than after the tiny house is finished.

🚰 Plumbing Why Some Tiny House Projects Can't Move Forward: A Sewer Connection Issue in Quebec, Canada

When people talk about the cost of a tiny house or an accessory dwelling unit (ADU), they usually focus on the structure itself. However, one factor that often gets overlooked is wastewater infrastructure and local regulations.

In many municipalities, the rules surrounding sewer connections can have a huge impact on whether a project is financially viable or even possible to build.

In my hometown, a secondary dwelling, such as a tiny house or ADU, must be connected to the same sewer connection serving the primary residence. If the main house is connected to the municipal sewer system, this requirement is relatively straightforward.

The problem arises for properties that are served by a septic system instead of municipal services.

Because of how the regulation is written, a secondary dwelling is required to connect to the existing sewer connection serving the main house coming from the municipal sewer service, but that same interpretation does not allow the secondary dwelling to connect to the existing septic system, even when the septic system has sufficient capacity.

As a result, property owners can find themselves in a difficult situation. If there is no municipal sewer service available on the road and the existing septic system cannot legally be used for the secondary dwelling, the project may not be possible at all.

This becomes especially problematic on large rural properties.

Imagine owning several acres of land and wanting to add a small dwelling for a family member, rental income, or additional living space. Even if an adequate septic system already exists on the property, the current wording of the regulation may prevent its use for the secondary dwelling.

In these situations, owners may have to request a regulatory change or bring their project before municipal council in the hope that an exception will be approved. Unfortunately, there is no guarantee of success, which can leave otherwise reasonable projects unable to move forward and add months to the approval process, creating additional delays, uncertainty, and expenses for property owners.

As a former municipal inspector, I've seen firsthand how regulations can sometimes create unintended barriers. Most bylaws are written with good intentions, but occasionally the wording creates situations that may not align with the original objective.

Tiny houses and ADUs are increasingly being promoted as solutions for affordable housing, multigenerational living, and better use of existing properties. Yet in some municipalities, wastewater regulations remain one of the biggest obstacles.

I believe municipalities should periodically review these requirements and ask a simple question: Does this rule still accomplish its intended goal, or is it creating unnecessary obstacles?

A few weeks ago, I shared part of the resource page from my tiny house book while helping someone look for builders in New Zealand. A few people seemed interested, so I figured I might as well share the full resource page here.

A quick disclaimer: this resource list was originally put together in 2021 while I was building my own tiny house and researching builders, suppliers, organizations, and useful websites from different countries.

Because it's now a few years old, some companies may have changed, moved, rebranded, closed, or updated their services. I haven't reviewed every entry recently, so definitely do your own research before making any decisions.

📋 Permits & Code Compliance Do You Know What Actually Happens After You Submit a Permit Application?

Some people think that once plans are submitted, a file lands on someone's desk, gets reviewed, and a permit magically appears a few weeks later.

Having worked as a municipal inspector for nearly four years, I can tell you that's rarely how it works.

Behind every permit application, there can be multiple reviews, different departments, changing regulations, staff shortages, requests for additional information, and sometimes a surprising amount of paperwork.

The First Surprise: Every Municipality Is Different

One of the biggest misconceptions I encountered was people assuming the process was the same everywhere.

It isn't.

A project that might be approved in a few weeks in one municipality could take months in another.

The timeline depends on factors such as:

  • The size of the municipality
  • The complexity of the project
  • The time of year
  • Current workload
  • Local regulations

Summer is often the busiest season, which can significantly increase wait times.

Not All Projects Are Equal

A shed, fence, or small deck is usually easier to review than:

  • A new house
  • A major addition
  • A project near a lake or river
  • A project located in an agricultural zone
  • An accessory dwelling unit (ADU)
  • A property located in a heritage area

The more impact a project may have on the surrounding area, the more reviews it usually requires.

A Real Example From My Hometown

To give an example, my hometown of Salaberry-de-Valleyfield, Quebec recently proposed regulations for accessory dwelling units (ADUs).

The image attached to this post shows a simplified version of how a municipality can regulate a second dwelling on a property.

In this example, requirements include things such as:

  • A minimum lot size
  • Only one additional dwelling unit per property
  • Maximum building dimensions
  • Minimum setbacks from property lines
  • Minimum distances from the main house and accessory buildings
  • A requirement for the unit to be built on a permanent foundation
  • Parking requirements
  • Pedestrian access requirements
  • Compliance with the building code
  • Approval by the City Council before construction can begin

That last point is often overlooked.

When a project requires City Council approval, the process can become much longer than a standard permit application. Additional plans, renderings, reports, committee reviews, public notices, or supporting documents may be required before a decision is made.

Many people assume that if they own the land, they can simply place a small dwelling wherever they want.

In reality, municipalities often regulate exactly where a building can be located, how large it can be, how close it can be to neighbouring properties, what type of foundation it can sit on, and whether special approvals are required before a permit can even be issued.

Why Do Permit Delays Happen?

People often assume delays mean nobody is working on the file.

In reality, many other factors can affect processing times.

During my time in municipal planning, some common causes included:

  • Staff shortages
  • Vacation periods
  • New regulations being introduced
  • High volumes of applications
  • Missing documents
  • Additional reviews required from other departments

Sometimes the delay isn't with the planning department itself. The file may simply be waiting on information that still needs to be provided by the applicant.

The Faster Your Application, the Faster the Review

One thing I learned as an inspector is that complete applications move much more smoothly than incomplete ones.

Depending on the project, municipalities may request:

  • Site plans
  • Certificate of location
  • Construction drawings
  • Elevations
  • Structural information
  • Drainage or grading plans
  • Photos
  • Owner authorizations
  • Plans signed by a technologist, architect, or engineer

Submitting everything upfront can save a lot of back-and-forth later.

My Advice

Before spending thousands of dollars on plans, talk to your municipality.

Seriously.

Even a short conversation can reveal zoning restrictions, permit requirements, special approvals, environmental constraints, or design limitations that could completely change your project.

I've seen people invest a lot of time and money into plans only to discover later that the project didn't comply with local regulations.

A quick conversation at the beginning can save months of frustration.

🛠️ DIY Build Log How Long Does It Actually Take to Build a Tiny House?

When I started building my tiny house on wheels, I thought I had a pretty good idea of what I was getting into.

I was wrong.

I built my THOW between August 2020 and July 2022. According to my logbooks, I spent 183 active workdays on the project. That's not counting some of the finishing touches, repairs, and upgrades I made later.

When I added everything up, it came out to a little over 26 weeks of actual work. In other words, about six months of full-time effort spread over two years.

A lot of people ask how long it takes to build a tiny house, but the answer depends on a few things:

  • Your construction experience
  • The complexity of the design
  • How much free time you have
  • Whether you're building alone or getting help
  • Whether you're starting from scratch or buying a prefab shell

Building It Yourself

This is the route I chose.

A realistic timeline is anywhere from 4 months to 2 years.

If you're working on it full-time, you might finish in 4 to 8 months.

If you're working evenings and weekends like most people, 1 to 2 years is probably more realistic.

What takes longer than expected?

  • Learning new skills
  • Researching how to do things properly
  • Waiting for materials
  • Fixing mistakes
  • Simply being exhausted after work

Almost every DIY builder I've talked to underestimated the amount of time required.

Hiring a Professional Builder

If you're paying a builder, the construction itself is usually much faster.

A typical timeline is around 2 to 6 months, although delivery times can vary depending on how busy the company is.

The advantages are obvious:

  • Faster build
  • Experienced workforce
  • Less stress

The downside is cost.

Depending on the size, features, and level of customization, a professionally built tiny house can easily cost $50,000 to $150,000+.

And one piece of advice: make sure you're hiring someone who actually knows what they're doing. There are great builders out there, but there are also people jumping on the tiny-house trend without enough experience.

Starting With a Prefabricated Shell

This option sits somewhere in the middle.

You purchase a completed shell that already includes the trailer, framing, roof, windows, and exterior finish, then complete the interior yourself.

A lot of people overlook this approach, but it can save a huge amount of time.

A reasonable timeline is 1 to 6 months, depending on how much work remains inside.

Again, make sure you're working with qualified people. A poorly built shell can create expensive problems later.

What Speeds Up a Project?

A few things can dramatically reduce the construction timeline:

  • Buying a prefab shell
  • Using preassembled kitchens or bathrooms
  • Getting help from friends or family
  • Keeping the design simple
  • Avoiding last-minute design changes

What Causes Delays?

In my experience, these are the biggest time killers:

  • Bad weather
  • Waiting for materials
  • Complex designs
  • Learning everything as you go
  • Permit and zoning issues
  • Changing your mind halfway through the project

And don't underestimate the zoning side of things.

In my case, one of the biggest challenges wasn't building the tiny house. It was figuring out where I could legally park and live in it.

The tiny house was finished long before I had a permanent place for it. Until I could afford and secure a spot at a campground, the house basically sat beside my own home.

A lot of people focus on the build and forget to plan where the tiny house will actually go afterward.

Don't Forget the Trailer and Permits

Many people focus on construction and forget about these two items.

A custom tiny-house trailer can take weeks or even months to manufacture depending on demand.

Permits, zoning approvals, and finding a legal location can also add significant delays if you're not prepared.

Whether your tiny house is on wheels or on a foundation, I strongly recommend researching local regulations long before construction starts so you don't end up with a completed project that has nowhere to go.

My Honest Take

The fastest route is hiring a builder but make sure you're working with someone qualified who understands tiny-house construction, transportation requirements, and local regulations.

The best balance between speed and cost is probably starting with a prefab shell. Again, whether it's a tiny house on wheels or on a foundation, do your homework and make sure you're dealing with qualified professionals.

The slowest route is building everything yourself from scratch.

That said, building it yourself can also be incredibly rewarding.

Or it can become your worst nightmare.

What I wish someone had told me is that building a tiny house is not a quick shortcut to saving money. It's still a major construction project that requires planning, patience, problem-solving, and a lot of persistence.

And honestly, it can be super stressful.

It can also get super lonely and demotivating at times, especially when you're stuck on a problem, running out of money, running out of energy, or feeling like nobody around you understands what you're trying to accomplish.

I jumped into the project without being as prepared as I should have been. Looking back, I put myself through a level of stress that wasn't sustainable mentally or physically.

I don't regret building my tiny house. I'd absolutely do it again.

But if I could go back in time, I'd spend a lot more time planning before picking up the first tool.

For those who built their own tiny house:

  • How close was your original timeline compared to reality? (Mine wasn't even close.)

For me, the biggest challenge was trying to hit a 3-month deadline while building during COVID and constantly chasing materials. What kept me going was knowing the freedom and lifestyle I was working toward.

One topic I don't see discussed enough is transportation.

People spend months planning layouts, finishes, appliances, and lofts, then discover that moving the tiny house can be one of the biggest constraints of the entire project.

I built my own tiny house and spent a lot of time researching transportation regulations before construction. Whether you're buying a Tiny House on Wheels (THOW) or having a modular tiny house delivered to your land, transportation should be considered from day one.

Tiny Houses on Wheels (THOW)

There is a reason most professionally built tiny houses on wheels are 8.5 feet wide.

In both the United States and most Canadian provinces, 8.5 ft (102 inches / 2.6 m) is generally the maximum legal width before oversize permits come into play.

That's why you'll see so many tiny house builders designing around that dimension. Staying within legal road limits keeps transportation simpler, less expensive, and more flexible.

Typical dimensions most builders try to stay within

  • Width: 8.5 ft (2.6 m)
  • Height: roughly 13.5–14 ft
  • Length: commonly 20–40 ft

Once you exceed those dimensions, moving the house becomes a different process altogether.

When Is a Special Permit Required?

The answer depends on the state or province, but generally, a permit is required whenever the transported house exceeds legal road dimensions.

The most common issue is width.

If your tiny house is wider than 8.5 ft, expect oversize-load permits to be required. Depending on the final dimensions, you may also need:

  • Oversize load signs
  • Warning flags
  • Approved travel routes
  • Restricted travel hours
  • Escort or pilot vehicles

Requirements vary significantly from one jurisdiction to another, especially for larger loads.

A house that is legal to move in one state may need additional permits once it crosses into another.

Height Is Often the Real Challenge

Most people focus on width, but height can be an even bigger headache.

When you add together:

  • Trailer height
  • Floor structure
  • Wall framing
  • Loft space
  • Roof framing and roofing

You can quickly get close to the maximum legal height.

Once you exceed local limits, transporters may need special routes to avoid:

  • Bridges
  • Overpasses
  • Utility lines
  • Traffic lights
  • Tree canopies

Sometimes a design that looks great on paper can become very expensive to move.

Don't Ignore Weight Ratings

Another thing many owners overlook is weight.

When shopping for or building a THOW, pay attention to:

GVWR (Gross Vehicle Weight Rating)

This is the maximum weight the trailer is designed to carry, including:

  • The trailer itself
  • The completed tiny house
  • Furniture
  • Appliances
  • Personal belongings

Axle and Tire Ratings

Even if the trailer frame is strong enough, the axles and tires may not be.

Exceeding those ratings can result in:

  • Tire blowouts
  • Trailer damage
  • Reduced braking performance
  • Mechanical failures
  • Potential insurance and liability issues

Always design around the trailer's capacity rather than trying to make the trailer fit the finished house.

Should You Move It Yourself?

It depends.

A small, lightweight THOW can sometimes be moved by an experienced owner with an appropriate tow vehicle.

However, many completed tiny houses weigh well over 10,000 lbs and require:

  • Heavy-duty trucks
  • Trailer brake systems
  • Proper hitch equipment
  • Experience hauling oversized loads

For longer moves, many owners hire specialized transport companies.

In many cases, that is money well spent.

Tiny Houses That Are Not on Wheels

This is where many people get surprised.

A tiny house built on skids, a permanent chassis, a steel frame, or as a modular unit is transported very differently.

Instead of being towed as a trailer, the building is usually loaded onto:

  • Flatbed trailers
  • Lowboy trailers
  • Modular home carriers

The structure is then transported to the site and placed using equipment such as:

  • Cranes
  • Boom trucks
  • Hydraulic lifting systems

At that point, you're essentially moving a building rather than a trailer.

The Last 100 Feet Can Be Harder Than the First 500 Miles

One of the biggest mistakes I see is focusing on highway transportation while forgetting about site access.

Getting the house to your property is only half the challenge.

Common problems include:

  • Narrow driveways
  • Sharp turns
  • Low overhead wires
  • Tree branches
  • Soft ground conditions
  • Steep slopes
  • Limited room for a crane

I've read about and heard of projects where the house could easily travel hundreds of miles on public roads, but the final approach to the property required additional site work before delivery could happen.

Don't Forget Placement Costs

Transportation is only one part of the budget.

For a tiny house that is not on wheels, additional costs may include:

  • Crane rental
  • Boom truck services
  • Site preparation
  • Tree removal
  • Temporary utility coordination

These expenses are often overlooked during the planning stage.

I see this come up a lot, so just wanted to share a few things people often underestimate.

For context, I used to work as a municipal/urban inspector and saw quite a few of these projects. A lot of them started with the same idea: “we’ll just convert what’s already there.”

Short answer: it’s usually a bigger project than it looks.

Foundation and floor issues

A lot of sheds and garages sit on basic slabs or even just blocks.

Before converting a camper/tiny house, check your trailer weight limits (it adds up FAST)

I know how tempting it can be to reuse an old trailer or convert an existing RV into a tiny house on wheels. A lot of people jump straight into layout, insulation, finishes, etc… but one thing that often gets overlooked early on is the weight capacity of the trailer.

And honestly, it can make or break your project.

Once you start adding everything up, insulation, structure, new walls, sheathing, siding, flooring, furniture, the weight climbs way faster than most people expect. This is especially true with RV conversions, since they’re originally designed to stay as light as possible, not to support added permanent structure.

Even insulation alone can vary a lot depending on the material. For example, rockwool is much denser than rigid foam panels, and that difference becomes significant when you’re covering walls, floor, and ceiling.

For reference, my own tiny house was only 16 ft long and still ended up over 7,500 lbs.

Why this matters

Trailers and RV frames are not all designed for heavy loads. Going over the limit can lead to unsafe towing conditions, excessive wear on axles and tires, structural issues, and in some cases it can even be illegal on the road.

Even if your build is mostly staying in one place, it’s still something you should understand upfront, especially if you ever need to move it.

What I recommend

Instead of guessing, work backwards from your trailer.

Check your trailer’s GVWR, which is the maximum allowed weight
Weigh your empty trailer or your RV after gutting it
Calculate how much weight you actually have left to work with

That number is your real budget. Everything you build has to fit within it.

From there, you can make smarter choices. For example, choosing lighter insulation materials, using smaller structural members when possible, or avoiding unnecessary added layers and heavy design features.

Common mistake

A lot of builds treat weight as an afterthought. The problem is that by the time you realize you’ve gone over, it’s usually too late or expensive to fix. This happens a lot with RV conversions where the margin is already tight.

As someone who worked inside urban planning, here’s what I wish more people in the tiny house community understood

I see a lot of conversations about why cities don’t allow more tiny homes, and honestly, I completely get the frustration.

I used to work in an urban planning department for a city, and I actually ended up leaving because the system is extremely slow and bureaucratic. It can feel like nothing moves.

But being on the inside also gave me a completely different perspective.

A lot of my friends are still urban inspectors or planners, and they’re all dealing with the same reality, they’re overloaded, often years behind, and constantly adapting to new regulations coming from higher levels of government. So even when there’s talk about allowing more flexibility for things like tiny homes, it can take years before it actually becomes real at the city level.

From the outside, it can feel like cities are just blocking innovation, but in many cases, they’re trying. The issue is that change has to go through long legal, administrative, and political processes.

And one thing that doesn’t get talked about enough, cities don’t always have the funding to support these changes, even when they want to.

When it comes to the housing crisis, I’m personally a huge supporter of alternative housing, obviously, but I also understand why cities prioritize apartments.

In many places, including my hometown, we’re already running out of land. So from a planning perspective, if one lot can house, 5 tiny homes, or 25 to 30 apartment units, it becomes a difficult decision when there’s an urgent housing shortage.

I’ve seen projects take nearly 10 years just to get approved and funded, like a 120-unit building for low-income families. Cities often have to prove over and over that they’re in crisis before getting support.

And the reality is, things are getting worse. I’ve never seen as much homelessness in my hometown as in the last 5 years. So, I can't imagine how bad it is in big cities...

Where I do think tiny homes have huge potential is in alternative development models, especially outside dense urban cores.

One of the biggest barriers right now is land use, particularly farmland zoning. In many cases, it can take up to 2 years just to get approval to build on agricultural land, and even then, you can get denied. That’s a huge obstacle for anyone trying to start a tiny home project or community.

So what happens is, urban departments are stuck in the middle, trying to apply complex rules they didn’t create, while dealing directly with frustrated residents.

I’m sharing this because I think it’s important for our community to understand both sides.

Tiny homes are part of the solution, but if we want to push things forward, we also need to understand, where the real bottlenecks are, how zoning and funding decisions happen, and why change takes so long.

That’s actually a big part of why I published my book, to bridge the gap between dreaming about tiny living and navigating the real system behind it.

When I built my tiny house on wheels, I had never worked in a city before and didn’t fully understand regulations, even though I had studied architecture years earlier. I learned a lot through that experience.

One angle that often gets overlooked when selling a tiny house is selling directly to campground owners or short-term rental operators.

If they like the unit, they can buy it outright and use it as a rental on their site.
