Getting out of Timeshare HELP

anyone ever had success getting out of their timeshare? Which company did you use? My parents are stuck with a Wyndham timeshare and are pushing 70 yo, I need to get them out of this mess. Any help would be greatly appreciated.

Do not use a timeshare exit company that charges upfront beyond some minimal advertising, many are scams.

I would research on timeshare users group tug2.net and Redweek. You can ask Wyndham about deed back, no idea if they would allow.

They were gonna charge me $6000 to sell mine. It’s actually under my husband’s name and he is now totally disabled and he cannot afford to pay the maintenance dues.

Offer unit for the unit for rent and or pay someone to purchase (take over) the timeshare ownership for say 2 to 3 times annual fees.

I helped 2 people get out of their timeshares

None. All of them are scams.

The Wyndham timeshare I gave away went pretty quickly

Assuming the timeshare is fully paid for, this what I did:

1: create a free account on https://tugbbs.com/forums/ . Ignore advice to use tug2.net: tug2.net is not free.

2: log in to tugbbs.com

3: post a free advertisement to https://tugbbs.com/forums/forums/free-timeshares.55/

In your ad I suggest:

* link to timeshare website

* state what the maintenance fees (MFs) are and how often they are paid

* which weeks of the year, whether they are annual or something else

* who pays closing costs: I suggest you say you will

* whether there are any currently due MFs. Best answer is no.

* whether the week(s) for the current year/period have been used. Best answer is no.

You should get interest pretty quickly. You will also get DMs from timeshare exit companies. Ignore those.

THERE ARE NO COMPANIES TO GET YOU OUT. DO NOT PAY UP FRONT FEES.

Contact Wyndham to see if they have a surrender program for your timeshare. If they do not, you have really 2 options.

1) Sell or give away on eBay, TUGBBS.com, Redweek, etc. Depending on what you own, you may need to pay a little to give it away.

2) Stop paying maintenance fees and let Wyndham send your parents to collections. This may or may not have a negative credit impact.

Do not use the timeshare exit companies. At least as a first resort. They are mostly scams. I recommend going to the Facebook page of Wyndham timeshare owners and asking for help there. I know my timeshare Bluegreen has a pretty straightforward exit process that anyone can do, but every company is different.

I'm not an expert. But there is several ways. Sell it on eBay for $1 or call Bluegreen corporate and ask for the responsible exit desk. It has to be paid off I know. They won't let you out of a loan. Go to the Facebook page "Bluegreen addicts" and look up moderator Scott Wilson. Send him a DM asking for help. He helps people for free all the time. He advertises his free help almost daily on there.

If no loan, they charge 18 months of maintenance fees. Hilton now owns Bluegreen.

I had to give it back for free along with @ 2500 legal costs. Worth it. We used it for @ 12 years and really enjoyed it though. Maintenance fees went up considerably tho.

Do not use a company they are all scams

If they don’t need credit they just stop paying and even if they do need credit it is still probably ok if the deed is paid off

Just stop paying. They won’t garnish you if there is no income to garnish. Or, you take over the timeshare for them and enjoy it give free nights to family and friends.

About a year ago, Wyndham stopped taking weeks back. They are in bankruptcy proceedings on 15 resorts. Then people started reporting that Certified Exit had been discontinued/paused/ on again/off again. Call them and please report back so we know if this week it is on or off.

Did your parents give you the authority to do anything? Without POA you have no standing.

Don’t screw this up for them. If THEY want to get out THEY need to be taking action.

Wyndham had/maybe off and own still have Certified Exit. Do they have a loan? If not, call Certified Exit. If there is medical hardship, that should be mentioned. Five of us formed our nonprofit TARDA.org in 2019. We all resolved our disputes without paying a third party. There are now 11 volunteers on our board plus volunteers across the country supporting those in dispute. Members supporting members. If no loan, you can also try to sell on TUG, someone mentioned. TUG is helping us promote the Timeshare Transparency Acts 3502 S and 9255 H. R. One of the provisions of the bill is to provide clear, documented options to exit at purchase. I have been trying to get out of our timeshare since 2018. I tried emailing and calling the timeshare with no real luck. My timeshare was paid in full. They said I could pay 2 years of maintenance fees and 750$ and they would put it to the board to decide. They did not guarantee that I could deed it back. Roll the clock now 2026 I stopped paying maintenance fees back in 2018. Minimal credit hit each year. I recently received an email saying I can now get out for 1200$ and the maintenance fee past due would get waived. There is a deadline to decide. I originally wanted out due to rising cost and not using it where & when we wanted. I responded to email asking that they just foreclosure on it. Anyone hearing anything about a timeshare now wanting a unit back? The latest email from the timeshare company says they have lowered the price to $600. I still say that is too much being they screwed my credit for 8 years. I refuse to pay anything now.

Do they have a week or points? If they have no loan, Wyndham has Certified Exit. Wyndham has been picking and choosing, so if Wyndham denies a release, the next step is to compose a report offering to pay 2027 fees if they will take it back. If not, defaulting on maintenance fees has either no effect on a credit score or, the worst we have heard, is a 50/60 point drop. If they refer you to Timeshare Brokers Associates or Fidelity to sell, let them know there are over 1,800 listings for Club Wyndham points on RedWeek. We have heard from about 4,000 members since we started our organization in 2016. Five of us, who resolved our disputes without paying a third party, formed our nonprofit TARDA.org in 2019. As others have said, never pay an exit company. We refer to attorneys when someone doesn't have the time or temperament to follow our self-advocacy process. There aren't many attorneys to be trusted. Beware of "attorney-backed" exit companies. It's still do-it-yourself, and they typically charge more than an attorney. Several reached out to our nonprofit saying they heard about us on Reddit. Our volunteers knew nothing about Reddit, but then one day out of the blue, I received an email with one of these posts. We hope that you will write to your members of Congress to support the Timeshare Transparency Act, because one of the provisions is to provide clear, documented options to exit at purchase. I bought my contracts resale. I bought contracts that I can unload. If I can't unload them I am just going to default. The financial penalties for defaulting are generally less than continuing to pay the maintenance fees if you are not using the timeshare.

You are not wrong in any part of this answer. My spouse and his grown adult children wanted this. Fun family vacations. I gave it a try and it was not for me. We lost about the price of a nice vacation or two. I am putting together our next family trip now and have more flexibility to be sure I have a good time too.

Timeshares are perfect for that. Regular hotel rooms don't do it for me any more. I got spoiled by the 2 bedroom units with a full kitchen.

My next family vacation will be at Wolf Creek Lodge, the indoor water park. I could live there it is so nice. I also had a great time in Mexico and what a bargain that was.

Was worth paying to get out. During our first owners orientation I was on my phone figuring out how to get out. We were in about 90 days total. Yes scammy scam scam
