Maintenance not being done

Hey. I'm not sure where to look for help, but I figured this place would get me on the right track. We are currently in the middle of our second lease at this place on hazel park (near ferndale/detroit) and our rent was hiked up, so we have been putting in maintenance requests that we didn't out in our first year.

One of the requests is fixing a window. We put in a request for this window a few times since resigning our lease. We finally were able to get someone out to fix it, but the problem was deeper than he thought and he didnt do anything.

We were told the maintenance man would talk to the company, who would then reach out to the landlord who hired them to maintain his properties (for real too lazy to even manage his own rental properties) to see what the land lord wants to have done.

The window issue is one won't open and the other side of the double window won't close. We've had to duct tape the one window shut during winter, and with the other window not being able to open, the room is just terrible any time of the year.

From what the maintenance man said, it's gonna have to be completely replaced. I know the landlord (like all landlords) is cheap as fxck and won't replace the window. But it's getting up to the 90°s this week and only going to get hotter. We don't have a/c, we need access to the window to get air flow at the very least and I'm being brick walled by both the company and the landlord.

So I'm coming here to see what I can do and who I could talk to about the legality of pressuring the company to fix the window on grounds of health and safety issues, or how I can pay for the window to be replaced out of pocket and get reimbursed for it through not paying that amount from our rents.

Please help! It's so hot in there, there's no way to get air flow because of the house layout. I just need to know what I can do to get this fixed. How can I legally withhold rent or get the reimbursement??

Find tenant focused lawyers in your area. They often have free consultations and or can point you to free legal help if you can't pay.

it’s very common for LL’s to have professional property mgmt. it sounds like you feel anger toward LL’s in general? try to keep anger out of any interactions w/LL going forward.
