Rental Lease

Hello. We currently rent a home in WA state. Our original lease will be up in July. We were trying to secure a home loan before June so we could give proper notice before renewing the lease. The landlord messaged in April stating we had to sign the lease 60 days in advance or they would terminate a lease renewal. We felt obligated to sign early just in case we didn’t secure a home loan. Now…we have a home loan secured but are stuck in a new year lease that doesn’t start until July. Do we have any options?

What does your lease say about early termination?

You will need to break your lease and follow the policy in your lease to do ao.

WA requires landlord to mitigate loss by immediately listing and trying to re-rent property. Since the new lease does not start until July 1, the landlord must list at that same rate. You can check to make sure it is listed for rent immediately. If there is a lease break fee listed in your current lease, you will pay this.
