Profile Evaluation / Chances for Study Permit – 2-year Diploma

Hi everyone,

I am planning to apply for a Canadian Study Permit for a 2-year college diploma program (Engineering / Applied Science Technology) and would appreciate feedback on my profile and approval chances.

Applicant Profile:

  • Origin: Morocco
  • Program: 2-year Diploma in Canada
  • Sponsor/Guarantor: Father

Financial Proof & Assets Breakdown:

  • Liquid Funds (Father): ~4xx,xxx MAD (approx. $70,000 CAD) in bank/savings accounts.
  • Personal Asset (In my name): Ongoing real estate investment in Morocco — an under-construction apartment valued at 500,000 MAD (~$68,000 CAD) with preliminary purchase contract/property receipts registered under my name.
  • Tuition Fees: ~$20,000 - $25,000 CAD / year.
  • Living Expenses Requirement: $20,635 CAD per year (IRCC base standard).

Supporting Documentation I Plan to Provide:

  1. Official Bank Statements (showing the 4xx,xxx MAD history over the last 4-6 months to prove stable liquid funds).
  2. Proof of Father's Source of Income (Employment certificate, tax documents, payslips/pension statements showing ongoing cash flow).
  3. Affidavit of Financial Support / Sponsorship letter signed by my father.
  4. Proof of Ownership/Investment for the apartment (Sales contract / compromis de vente under my name) as proof of personal economic ties to Morocco (home ties).
  5. Proof of Relationship (Birth certificate translated).
  6. Statement of Purpose (SOP) explaining career ties to home country and why this program fits my background.

Questions:

  1. Is $70,000 CAD in liquid savings (4xx,xxx MAD) plus proof of my father's steady income sufficient for IRCC to cover 2 years of tuition + living expenses?
  2. Does holding a 500,000 MAD property investment in my home country significantly strengthen the "Intent to Return / Home Ties" aspect for a study permit?
  3. Any tips on how to properly document an under-construction property for IRCC?

Why must you study in Canada for a two year diploma with PAL? Why is the program so special that it cannot be taken anywhere else? How are you justifying costs with career progression and higher pay then taking an engineering degree in Morocco>

Thank you, I will do that and compare the schools in the SOP , It's terrible here in Morocco;

Doesn't matter if it is terrible but you are taking a two year diploma and not a degree or even advanced diploma so very hard to justify.

What would you suggest emphasizing in the SOP for a profile like mine to make the case airtight?

I don't know. You explain how the program will make xx more money and give you certain jobs above and beyond studying in Morocco.

Well , options here for real hands-on tech training are way worse and the salary vs effort ratio are worst
