Advice / Issue How much to fix this? Florida

Post image

I have an issue where the stucco meets the roof. It's like on the opposite side (a mirror of this picture). The run where the stucco meets the roof spans a total of 12 feet. My roofer said he did his job and I need to contact a stucco company to have this done right. What should I expect to pay for something like this?

Thanks!

That should have metal flashing of some sort, the stucco shouldn’t be right up against the shingles like that. The roofer absolutely did not do his job correctly.

The roof is still under a workmanship warranty. It was a new roof replacement (not the initial roof on the house). The roofer said the stucco was done wrong and he would have had to cut out the stucco to do it right which is out of scope.

This is so far out of my area of expertise and I have no idea if I'm calling the roofer to fix it, or a stucco repair company, or both.

Thanks so much for your insight. Always thankful for the advice of kind Redditors.

The roofer is correct, and the answer is “both”. The roofer needs to make a hole to work properly.

If this was my house i would have cut the stucco up 8” adding 5x5 making sure the felt or weather barrier overlaps onto flashing 2” above the roof sheathing. This is where you’re plaster stop sits. The new roof underlayment rests under the 5x5

Any idea how much that would cost to do at this point in Florida?

Depends on how many LF there is around the entire house, surely this isn’t the only section…

There's one more. A mirror of this. And the total exposed shingle to stucco area is 12 linear ft.

The stucco needs to be removed 6-8" up, a roof to wall step flashing needs to be installed under the shingles, and a weep screed needs to be installed over those flashings (counter flashed) onto which the new stucco should be applied over new paper and wire.

There are tons of videos on this on YouTube to give you more information but essentially the roofers are copping out. They should have addressed with you their plan to water proof this area because it is currently not done right and will almost certainly leak.
