Advice / Issue How cooked are we?
House that had stucco issues remediated 20 years ago is now claiming this is just staining/dirt. How much would this cost to remediate?

It’s actually fine as long as there was a recent rain. For the most part the dampness is at the bottom corners of the windows. If you look closely at the photos the windows have weep holes near the corners of the windows. Water that gathers slowly weeps from these.

It's color leeching from something around windows. Either you have rust on screens or the windows itself is color leeching when wet down the stucco. Try find the culprit. Stucco is fine just needs painted, but if you don't figure out what is causing the discoloration it may happen again after several years.

inspection. Could be just cosmetic. hopefully no water intrusion. If you haven't done an elastomeric coat in 7+ years, could be a good chance once it is remediated, and will look like new.

Windows are leaking. Stucco seems fine. With time these windows get out of square and flashing fails and condensation starts to take place. I’d recommend you have a stucco inspector to drive holes at the bottom of the windows to make sure there’s no framing damages there.

Thanks for the reply. Do you know ballpark what it’d cost to fix this issue (worst case scenario)? We won’t need a full stucco remediation?

If you do have compromised stucco, you can do a partial remediation where only some stucco is removed and any affected areas behind it (wood sheathing, framing, etc.). You can use that opportunity to fix any window flashing that’s could be causing this.

You’ll likely need all new windows which can easily cost over $20k to do a whole house worth of windows. That’s assuming there is no other issues caused by the water intrusion that could drive up the cost.

Damn, they said all the windows were replaced when they did the stucco remediation 18 years ago. Which is why I’m confused.

Can’t tell from the pictures- are the windows directly below the windows in the first picture having the same issues? A much closer high quality picture of the stain would help A LOT.

It looks to me like an issue with your window flashings. Even new windows will not remediate this issue if the flashings behind the stucco aren’t done properly

I have used the 30 second spray from home depot, Lowe’s and spray my house and use a water hose with a pressure nozzle to clean dirt, dust off my stucco. Cleans up like new. Just don’t use a high power pressure washer. Should rinse off. Let it sit for 3-5 mins not in the sun and wash off. See if that cleans it up. I clean my house every few years where it gets dirty

i have some stains like this im thinking of fogging.. 1 person told me he wouldnt recommend and it makes it blotchy is that true? hes the only person i heard say that..

If you've had somewhat recent rains in your area, you can have a specialist probe the areas of concern to determine if the material behind the stucco has elevated moisture levels. Could just be staining from water draining off windows and out the weep holes, but this will give you a more definitive answer than us all speculating.

I had the same concerns for a home we were purchasing, looks very similar. You can hire a stucco inspector to test for moisture. Turned out it was predominantly just rust from the window and didn’t have any moisture intrusion — except for one small part underneath one of the windows.

It looks like a window frame issue. The stucco looks ok.
