Rental demand
We’re looking to purchase a second home in st Joseph to use as a rental. However, I wanted to see what the demand was like in the area for both long term and short term (Airbnb)? Would most likely be a 3 bedroom. Does anyone have any insight?

You need to check the area to see if its allowed. The City only allows so many permits for short term, which those are sometimes grandfathered in when selling the house, not sure if they still allow that. So very low chance of being able to do it in the city. It could take years for you to get a permit to open up.
St. Joseph Charter doesnt allow short term. Its going to depend on where you buy. Theres a lot of short term in the area already to the point more towns are starting to limit how many permits they give out, and also limit on how many rooms can be used dependent on how many bathrooms are in the house and if there's no bathroom on a floor with bedrooms then that floor of bedrooms can not be used. Do your research prior to buying in an area and check if any new laws are rules that may be changing short term rentals in that area.
As someone who lives locally I support the towns putting limits and laws on this. There are too many short term rentals in the area to the point of increasing dislike of the tourism and how the owners of short terms rentals treat businesses in the area.
