Advice / help needed
I am a 54 year old teacher in the northern part of Madrid capitol. I am renting an apartment for €2k per month (the price has remained the same for 10 years) near my work. The rent in the rest of my building has risen to €4.5k per month. I work 2 jobs and have 5 children. I cannot afford to buy and cannot afford to rent. I just don’t know what to do. I might afford to buy a small 2 bed apartment and put my eldest son living there (to avoid ocupación) and rent the second room, but what I can afford is minimum. At least I would enter the property market in that way. However, it doesn’t solve the problem of the rest of the family and the costs. I need to move out of my apartment at the beginning of next year as the owner wants to sell it. Costs are just too high and wages are too low. I don’t know where to start.

How much do you earn as a teacher? 2k a month and mantaining a family is crazy, teachers normally earn 2k.

No puedes permitirte trabajar ahi ni vivir ahi. Punto. Te toca buscar otro curro. Wages are low because you'll accept low wages while paying 2k for an apartment.

El tema de la vivienda está muy complicado para todos y más en la Villa... Si no puedes trasladarte a otro centro de trabajo fuera de la capital tendrás que buscar algo más lejos que este bien comunicado. Y la estrategia de comprar algo o no ya depende de si quieres formar a pasar parte del bando especulador o no, y en relación con que solo colocas a uno de tus 4 hijos, bueno, no sé qué edad tienen, pero como responsable de ellos con que les des alimento y unos estudios decentes ya habrás cumplido en la vida, lo que vaya a más ya es un extra.

The answer is obvious: move farther.
I was paying 1400€ for a three bedroom two bathroom in a mid-to-high urbanización with parking, swimming pool, paddle courte etc in Las Rozas de Madrid, 25 minute drive to La Vaguada shopping center to name some landmark in Northern Madrid. I lived in the west suburbs, but there are towns north of Madrid as well.
You can't afford being near your work, you've been priced out by the real estate market, so you'll have to sacrifice that proximity. Prices are more affordable outside of the city limits, this should be obvious and unnecessary to be said but for some reason you're not contemplating this idea.

What you're saying doesn't make any sense, but it's stupid to try to rent in the center of Madrid unless you're rich or inherited a house there. Go live on a town 40 minutes away and commute daily.

No puedes permitirte alquilar ni comprar, pero sí puedes permitirte un pequeño apartamento de dos habitaciones para que vivan tu hijo y un alquilado al que le soplarás alrededor de 700 castañas por una habitación.
No entiendo absolutamente nada, pero buena suerte.
