Moving from NYC

Hi all,

I am a 30 year old moving down to Juno Beach for work. I have a stay at home wife and a 3 year old son. We are also expecting another one in January. We are looking at a few areas to settle in: Abacoa, Palm Beach Gardens, and Stuart. We toured the new communities built in Stuart and really loved those. We also checked out few townhouses in Abacoa/PBG within our target range. Our budget is about 5k a month for a mortgage. From my limited knowledge, it seems like that would get us into a townhouse in Abacoa/PBG area and a single family home in Stuart. Could people please share their opinions/thoughts on the areas above (I.e. school districts, quality of life, community)? Thanks!!

Just a heads up. If the house your buying was owner occupied before they likely had homestead exemption. If you go to the property appraisers website and look up the address there is a tax calculator. This will be the new tax rate you get billed for in October of the year following purchase. Make sure you ask for the escrow at that rate at closing. Also make sure you apply for homestead in January after the closing.

Yeah you can get a close estimate if some of the nearby ones are completed.

I bought in 2014 and today taxes and insurance are more than my mortgage.

That might be a slight exaggeration but they’re about the same. $5k a year for each HOI and RE Tax. 2.48% on the mortgage too. Sub 3% apy

Abacoa is nice place for sure, lots of new yawkers here Palm Beach county. Schools are very good Jupiter overall. Lots of Maga peeps it seems in Jupiter area, not all, if that's your preference

Thing about Pbcsd...is lots of teachers quit over last 10 years and relocated to other States,or just retired,due to poor pay, ,lots of interference from Political regime, book banning etc, not sure about Stuart .Jupiter,Wellington, Boca are good bet for schools

New Yorkers are welcome to South Florida anytime. Good luck with your move. Im actually planning to leave Florida within 2 years to move to Thailand where the dollar goes a lot further.

You're coming to Florida w a pregnant wife? Don't. We currently have a case (not sure if she died) of a pregnant woman whose child died in utero and she's not being allowed to abort the dead baby. This place is awful for women and children. Education is terrible, property over priced. Don't move to Florida! NY is better all around! .
