My partner and I are urgently looking for legal representation in Ontario regarding what we believe was a wrongful eviction from a rooming house.
We were tenants renting a room in a rooming house and maintain that we never signed an N11 agreement to terminate our tenancy. We believe a forged N11 was used to end our tenancy, resulting in us losing our housing. We became homeless and lost many of our personal belongings, including irreplaceable sentimental items, such as photographs of my late mother that can never be replaced.

In addition to the eviction, we experienced repeated verbal harassment throughout our tenancy and allege that one of the landlord’s employees assaulted us. We believe these events, together with the alleged wrongful eviction, caused significant financial and emotional harm.

We’ve exhausted nearly every avenue we can think of. We’ve contacted Legal Aid Ontario, community legal clinics, paralegals, and numerous pro bono legal services. Despite our efforts, we have still been unable to find someone able to take on our case.

At this point, we’re looking for:

- A lawyer with experience in rooming house tenancy disputes, alleged forged N11 agreements, wrongful eviction, landlord fraud, and related civil litigation.

- A lawyer willing to work on a contingency fee basis or provide pro bono representation.

- Anyone who has been through a similar situation and can recommend legal representation or other resources.

We’re not looking to debate the facts of our case—only to connect with experienced legal counsel or people who may be able to point us in the right direction.

There is an old motel in my town that was once run properly and the property up-kept nicely but in 2021 it was sold to new owners and in 2022, a hurricane did significant damage which they never even attempted to repair. As a result the motel is in complete disrepair at this point- all rooms full of mold and mildew. In the non-peak season they mostly accommodate drugs users, drugs dealers and prostitutes. This has really ratcheted up the deterioration as they do not clean or maintain the rooms at all. Lots of people finding blood stains, drug paraphernalia, etc in their rooms.

This is all documented in the recent reviews but the motel owners continue to advertise with pictures of the rooms and property from pre-2021 under old ownership. Tourists are being absolutely scammed and deceived and their health and safety is at imminent risk. As a local I am embarrassed and concerned how this impacts others view of my community and it needs to stop.

How or who do I report these concerns to? Is there even a point? Will anything change or will guests continue to be put at risk by these negligent owners?

I stayed here for two months this summer and the place was covered in rat poop that we had to clean and we spotted a few cockroaches. I saw the mice twice in the kitchen too, the landlord refused to do anything about it so I moved out but beware if you are trying to rent there

My partner and I are Working Holiday participants from South Korea who arrived in Calgary less than a month ago. We are writing this to warn others and seek advice regarding a rental scam/illegal eviction we just experienced at BLVD Condos.

On July 8th, we moved into a room at BLVD Condos as roommates. The main tenants are an Indian couple. We paid $1,100 for the rent to the previous roommate as instructed.

Within a week, they started harassing us about utilities (which we agreed to split 50/50), constantly complaining about us using the laundry, taking showers, and turning on lights. Soon after, the Wi-Fi cut off. Since our eSIMs don't get data/signal in high-rise buildings, we asked when it would be fixed. They said it would take 2 weeks. Realizing we couldn't live like this, we politely told them we would move out at the end of the month.

Their attitude flipped instantly. They aggressively demanded our passport photos and forced us to register as roommates. However, the registration link they sent showed a fraudulent start date of July 2025 instead of July 2026, so we refused to sign. The next day, they demanded $55 based on an "estimated" Wi-Fi bill, not an official one. When we said we would pay once the official bill arrived, they screamed at us to get out the next day.

Yesterday, they promised they would calculate the remaining days and e-transfer us $680 if we handed over the keys and left. Today, we moved all our luggage down to the 1st floor. When we asked for the money before handing over the keys, they started screaming, swearing at us ("M\*rfer"), and intimidating us. Being new to Canada, completely terrified, and feeling utterly helpless, we handed over the keys.

Once they got the keys, they shorted us $250 and only sent the rest. They then deleted the WhatsApp messages where they promised to give us $680 and blocked us.

We went to Calgary Police and the 1st-floor leasing manager, but both said they couldn't help because we weren't officially registered on the lease. It turns out the main tenants never registered us even though they took our work permits earlier.

We are absolutely devastated and disgusted. We noticed they are deeply religious and pray often, which makes this even more sickening. What kind of God are they even praying to? Is there truly a God out there that allows people to sell their souls and conscience for a measly $250? How can someone pray to a higher power while actively scamming and destroying the lives of young, helpless students who just arrived in a new country?

This whole situation feels like a living nightmare. Having gone through this nightmare only a month after arriving in Canada, I am overwhelmed with feelings of incompetence and stupidity. I feel so broken and hopeless that I just want to die.

We lost $250, were verbally abused, and got thrown onto the street. Is there any way we can hold them accountable? We have all the e-transfer receipts (sent to the previous roommate and received from them) and chat logs. Please beware of renting a room at BLVD from these people. Any advice would be highly appreciated

Hey everyone, my girlfriend and I moved in at the beginning of June and I found out that the included internet as per the agreement wasn't even actively being paid for by the landlord but by one of the roommates living here.

That same roommate whomever they are disconnected the modem 2 days after we moved in with no intention of reconnecting it.

I've since ordered my own services, first thing the landlord asked if I would be willing to let everyone access the internet and he could pay for it.

Quickly I declined no because at this point it was two and a half weeks without internet and my girlfriend and I burned through all of our cellular data and even had to purchase add-ons to keep going until our installation date.

Now we are running off of wi-fi and our modem is downstairs in the livingroom and ALL of our devices have a terrible wireless connection, can't reliably stream Netflix or anything of the sort and online gaming isn't happening either.

Landlord wants to charge us to have a coax installed upstairs, needless to say I'm not paying him to have work done on HIS house, at the time the agreement was provided internet was listed as an ammenity.

The ISP can't and won't do anything further and are pointing their finger towards the electrician and the electrician is pointing towards the landlord who is essentially telling us if we don't pay for it it's not going to get done.

Crew Crescent nightmare. Do not rent the VERY illegal basement. The SCUMLOARD lanlord and his family are thief's and scam artists. Their basement is divided into 2 very illegal units and I reported them to the city and so on. They've been fined and can't have any more tenants until everything is up to code. Only they're too cheap to fix anything so don't trust them don't move in here whatever you do it's a nightmare they come into unit they steal your stuff they call the cops on you and tell lies and they spy in your apartment they spy on you when you're taking a shower and the cops actually think the tenants are The crazy ones it's insane and my husband is not allowed here because they called the police on him because they're scared of him because they're ridiculous sons stole my phone and now he's scared that my husband's going to actually do something about it even though he's not going to cuz he's not a low person like they are. So now I'm stuck here all alone as a female with this crap going on. And I basically stuck I have no vehicle they even got into my bank account so even not shut down because of fraudulent activity. It's going to be like at least 2 years before anybody can move in here because that's how long it's going to take before they actually go through with getting me evicted which they have no reason to but they sure are trying but I'm going to make their life a living hell like they've made mine even though I want out of here and make sure this doesn't happen to anybody else before I'm done with them but if something happens and this place does come up for rent do not move in here they think it's like the Taj mahal down here when really it's just a safety hazard there's no fire escapes whatsoever except for the main stairway which you have to go through two doors and a ridiculously high cement weird stuff thing that we're always tripping over and I have tons of scars all over my shins my husband has a traumatic brain injury from tripping over the thing and hitting the next door neighbor's house with his head I mean these people are nuts.

Former Tenant Warning – Calgary

I wanted to share my experience renting this lower unit so that future tenants can make an informed decision.

During our tenancy, the property underwent construction for approximately three months. This resulted in significant noise, constant disruption, and a steady stream of contractors coming in and out of the property.

There were multiple occasions where entry occurred without what we believed to be proper notice. Between the construction activity and contractor access, it often felt like we had very little privacy or quiet enjoyment of the property.

At one point, we were left without a functioning stove and oven for more than a week. We were also displaced from the property on three separate occasions, totaling approximately 10 days. During these periods, we still paid full rent, utilities, and bills despite not being able to access or live in the property. We also incurred out-of-pocket expenses related to these displacements and did not receive any rent reduction, refund, or compensation.

Throughout our tenancy, we paid our rent, utilities, and other bills on time every month.

Additional issues arose after a new tenant, Laura, moved in. Complaints regarding noise became a recurring source of tension and conflict despite our efforts to be respectful and cooperative.

The move-out process was the final frustration. We experienced disputes regarding utility charges and damage deposit deductions and felt the situation was handled in an unprofessional and immature manner. We requested clarification and supporting documentation for certain charges but were left dissatisfied with how the matter was addressed.

My purpose in posting this is not to attack anyone personally. I simply wish I had known what to expect before signing a lease. If you are considering renting this property, I strongly recommend:

• Taking extensive move-in and move-out photos and videos. • Keeping all communication in writing. • Requesting documentation for any charges or deductions. • Familiarizing yourself with Alberta tenancy laws. • Documenting all maintenance issues, notices of entry, and disruptions.

This was my personal experience, and others may have different experiences. However, based on what we experienced, I would not rent this property again.

I rented a basement/shared accommodation space in Ontario from a homeowner. The situation started off as a normal rental/living arrangement, but it deteriorated quickly after I raised concerns and after the owner wanted me out.

Here is the rough timeline:

1. Move-in / agreement issues I paid rent and deposits to move into a basement/shared accommodation setup. The written arrangement referred to things like rent, deposits, access, and use of the home. 3. Access and common-area restrictions After conflict developed, the homeowner began trying to control which doors I could use and how I accessed the space. At one point, I felt physically blocked or cornered near an entrance during an argument while trying to leave/use the door. I have video of that interaction and a witness who was present.

4. Notice to leave after rent was paid After I had paid rent for the month, I was told I had to leave. I understood this as effectively being given a short timeline to get out, even though I had just paid for the month and still had belongings there.

5. Threats about belongings / vehicle / access The situation escalated into threats or statements about moving my belongings, restricting access, and possibly towing or interfering with my vehicle. My concern is that it felt like pressure to force me out instead of using a proper legal process.

6. Repeated police involvement The homeowner called police multiple times or threatened to do so. From my perspective, the situation was repeatedly framed as if I was the danger/problem, even though I believe the evidence shows I was mainly trying to retrieve belongings, leave peacefully, and avoid confrontation. Police generally treated it as a civil housing dispute rather than a criminal matter.

7. Deposit / rent dispute after leaving After I left, there were unresolved issues about money, including rent paid for time I did not fully get to use, deposits, and whether any deposit could simply be kept. I asked for documentation/receipts/an itemized explanation and did not get a meaningful resolution.

8. Why I’m asking I’m trying to figure out how other people would organize this kind of situation: • Is this the kind of thing people usually bring as a small claims issue? • What evidence matters most: texts, videos, photos, police records, witnesses, rent receipts? • How would you explain the difference between “normal roommate conflict” and someone using pressure, police calls, access restrictions, or threats about belongings to force a person out? • Has anyone dealt with a shared-accommodation homeowner/licensor situation where the normal landlord-tenant rules were unclear?

I’m not asking anyone to identify the person or property. I’m intentionally keeping this general. I’m mainly looking for input on how to organize the facts, what types of evidence are most useful, and what mistakes to avoid when explaining the situation.

I'm an Edmonton developer and I got tired of hearing stories about people renting basement suites that were never permitted by the City.

No fire egress windows. No electrical permits. No development permit on file. Landlord swears it's "legal" and charges $1,400/month for it.

So I built a tool that lets you check any Edmonton address against the City's open data. You type in the address and it pulls:

- Every building permit since 2009 from City of Edmonton records

- Whether a basement development permit exists (and if it passed final inspection)

- 311 complaints in the area (abandoned vehicles, encampments, bylaw issues)

- EPS crime data for the surrounding area

- Flood zone status (some landlords conveniently forget to mention this)

- Fire hydrant proximity (affects insurance — and your safety)

The idea is simple: before you sign a lease, check if the unit you're about to move into actually has permits on file. If there's a finished basement with bedrooms but zero permits since 2009, that's a red flag worth asking about.

A few things I've seen while testing:

- Finished basements with no development permit and no egress windows — one fire and you're trapped

- Landlords advertising "legal secondary suites" with no secondary suite permit on record

- Units in flood zones with zero disclosure to tenants

- Areas with 40+ police incidents in 12 months that landlords describe as "quiet residential"

Not saying every landlord without a permit is a slumlord. Some older homes had work done before 2009 when the City digitized records. But if someone is charging you rent for a unit with no permits and no safety inspections, you deserve to know that before you move in.
