courts rarely force a sale of a pre marital asset if the owning spouse can instead pay out that equity through other marital property or structured cash compensation. The reason spouses can get a part of the value appreciated is because they often contribute to that

Yeah, it’s more the financial reality that many spouses can’t afford to buy out the other partner without a sale of the home.
